RE: Front Yard Setback for Manufactured Home at E. 8117 Alki Avenue
I received a complaint about the front yard setback of the single -wide
manufactured home at E. 8117 Alki Avenue.
The building permit ( #9052), dated 12/9/85, says the structure is placed 35 feet
from the property line. It is required to be 55 feet from the center line of the
roadway right of way. The new property line, after SP -84 -309 was filed in
January of 1985, is 25 feet north of the centerline, instead of 20 feet because of
a 5 foot road dedication. So the required setback for the manufactured home
needs to be at least 30 feet from the property line. My rough estimate during
my inspection was that the structure was 6 feet too close to the property line.
I need a building inspector to verify the exact setback from the new property
line resulting from the short plat. The short plat shows new rebars driven 5
feet to the north of the old ones.
