is the subjcct of a public purpose segregation by the City of Spokane Valley Community
Devclopment L7eparkment, October 23, 2007. As paet of this action, the City of Spokane
Valley, pursuant to Chapter 14.710, tArtcriaURoad Overlay, Sectipn 14.710.220 is
imposing a future acquisition area neccssary for right-of-way requireti to extend
Appleway Avenue as set forth in public purposc segregation BLA-36-07, and to
implement provisions set forth in the Comprehensive Plan. Thc future acquisition area
and restrictions placed thereon shall consist of the following:

a. A 25 foot wide slrip of property ruruting along the southern boundary of the
Parcel and abutting ihe current right of way is reserved for a fiiture aequisition
area.
b. Future, building and ether setbacks required by the City of Spokane Valley
Zoning Code shall be measured from the future acquisition area boundary.
Cxceptions to the full setback may be administratively granted pursuant to
Section 14.710.300.
c. No required parking, or stornlwater facilities shall bc located wi[hin thE fiiture
acquisition area unless an administrative erceptian has bcen granted pursuant to
SVMC 14.71*0. A.11 physical structures placEd Nuitlun the fiiture acquisition arEa
shall require approval pursuant to SVMC 14.710.100.

used as allnwed in the zone; ercept that any improvcments (sur.h as
