EASEMENT
IN THE MATTER OF Flashinq beacon installation for Summit School ,
KNOW ALL MEN BY THESE PRESENTS, that the Grantor(s) Roberta-Jean Clemons
for and in consideration of Mutual Benefits, conveys and warrants to the City of Spokane
Valley, a political subdivision of the State of Washington, its successors and assigns, a
perpetual non-exclusive easement over, under, upon and across the hereinafter described
lands situated in the City of Spokane Valley, State of Washington:
ASSESSORS PARCEL NO(S). 45222.0907
A 4.00 feet long by 3.00 feet wide rectangular parcel Iocated within a portion of Lot
2, Block 1, Burchell Subdivision of part of Tract 185 of Opportunity, according to
plat recorded in Volume 2 of Plats, page 61, in the City of the Spokane Valley,
Spokane County, Washington, described as follows:
Commencing at a point in the centerline of McDonald Road, from which the North
quarter corner of Section 22, Township 25 North, Range 44 East, Willamette
Meridian, bears North 0025°02° West, a distance of -1680.04 feet, and from which
the center of said section bears South 0°25"02" East, a distance of 975.73 feet;
Thence South 89°34'S8" West, a distance of 25.00 feet to the westerly right of way
line of McDonald Road and the point of beginning of said easement;
Thence continuing South 89°34'S8" West, a distance of 3.00 feet;
Thence South 0°25"02" East, a distance of 4.00 feet;
Thence North 89°34'S8" East, a distance of 3.00 feet to said westerly right of way
line;
Thence North 0°25"02" West, a distance of 4.00 feet to the point of beginning.
This perpetual, non-exclusive easement granted to the City of Spokane Valley, its
successors and assigns, is for the sole purposes of siting a school traffic beacon, and for
ingress and egress over, upon, under and across the above-described property for the
instatlation of the school traffic beacon. Further, the City of Spokane Valley, its successors
and assigns, at its own cost and expense, may remove all crops, brush, grass or trees that
may interfere with the construction, installation, operation, maintenance, repair,
replacement, removal, and all other uses or purposes which are or may reasonably be
related to siting the school traffic beacon on the above-described property.

The Grantor(s) reserve(s) the right to use and enjoy that property which is the subject of
this easement for purposes which will not interfere with the City's full enjoyment of the
rights hereby granted. Provided, the Grantor(s) shall not erect or construct any building or
other structure or drill on the easement or diminish or substantial add to the ground cover
over the easement.
The Easement described herein above is to and shall run with the land. No modification of
the boundaries of said Easement can be made without the prior approval of the City of
Spokane Valley.
In the event the aforementioned Easement ceases to be used for the express purposes
referenced herein, it shall automatically become null and void and will cease to be an
encumbrance upon the above referenced real property.
