Gentlemen:
I szould like to go on record as being opposed to t-lie
application of Virgil Kalstad, E. 12711 Saltese Rd., Spo-
kane for exernption of tlze zoning provision which specifies
a minimum of 65 -Poot frontage, whereas said property in-
volved das a frontage of 57 feet.
We are of the opinion that zoning regulations are
establisaed for the over-all best interests of the com-
munity and eaceptions snould not be granted from the minimum
standards.

not visualize how t*qis smAll lot could be used ea a building

Gentlemn:
We herewith wish to regiater aur strenuaus objection to the above application
for variance requesting permiasion to canstruct a residence on a property
having only 57 feet of frontage on a public atreet. There is no need for a
residence at this location other than for the personal profit of the parties
involved.
As I am sure you are aware, this is a rather odd-s'naped piece of property
and the house would have to be set far back and squeezed betKeen txo existing
homes. This Kould be unsightly and lower the property values throughout the
neighborhood. Fu.irthermore, there are other piecea of property of similar
nature in this neighborhood and if this variance were granted there would
surel,y soon be further similar requesta. Thus befare long we would find rn,any
more hauses in this area than were originally planned.
We would therefor strongJ..,y urge the Planning Commission to deny this request.
Respectfully yours,

I, the undersiRnRd, am the ovrner of Lot 17, Block 5, Upportuni tY Terrace.
I xould l.ike to let you knvw that I arn opposed to the grAnting o-f the

I eAn appreciate the fact that Mr. Ka1stAd is eoncerned about the appear-
ance of the property in que~:tion anci that he would l ike to sel l it for
huildinR purpunee.
I would like to xtate my rea►eons Por my oppoai tion to thi s request :
1. Why, after nany years has thiu pecuiliar lot suddenly become
sueh a choice piece of property when the pASt awnerc did not, or eould
not, obtain a varianc• fn vrder to build on th• property? I am under
the impression that the preosnt awatrs purahased with the one thogght
ir; mind, of being able to obtain a variance and resell the preperty.
2. I am afraid that if thi• variance is 6rantRd, is a trend beicig
started that could result in houses beinR built on Any property that •ven
comes elose t4 meetinc existing reRulati=,nv? I purchased in the Terrace
in order to have a little "elbow" room and woiild eertainly hate to see
tiousea beinR built on extra large lots.
3. I►ir. KalBt.ad explained and ahowed that a houae the oize of the
one that now existe on his propertv could be placed in the lot in questi:3n.
But, wh,y woulcl anyone want to hnve a front view of ether people'• back-

4. I am afraid that if a home is built c►n thix nroperty it would
become a rental unit, and thio I am defini.tely a 6Ainst. I em sure that

to your letter concerning the changing of the minimum 95 faet

I would not like to see this change take place. It
see►ns to me that if the minimurn requirement was allowed to
be altered for this particular property, it would set a prece-

It could also mean that we could anticipate having
smaller homea built of less value than the pre9ent establish-
