ITEM (7)
A. The difference in elevation between the natural grade of (ot 19 and the
artificially roised grade of Riverside Avenue of approximately five (5)
feet precludes the normal use of the front set back for parking, access
and egress, etc. In order to effectively use lot 19, access and egress
must be ma i nta ined across (ots 16, 17, and 18.
B. The railroad rights of way South of lofi 19 precludes any building opposite
the proposed variance.
C. Riverside Avenue is only about 600 feet long South of block 25 and dead
ended at boths ends - at Thierman on the East and Dyer on the West. To
the West of Dyer is I-90 and to the East of Theirmon is a grove) pit.
D. Beccuse of B and C above, it is not expected that Riverside Avenue will
ever be expected to carry but a very minima( traffic load.
