EXPLANATION OF NEED FOR VARIANCE -(continued)
This is the main maintenance shop for major repairs for our truck fleet in Spokane
and Richland. This is a fleet of nearly one hundred (100) vehicles. We do operate
a satellite shop in Richland and one at the Acme Concrete Co. on East Broadway for
minor repairs; but these are not adequate or suitable for major repair. We cannot
expand to the west of the Park Road shop because the concrete batch plant and silos
are in the way. To the north is the main entry and driveway for the ready-mix trucks
and all company owned and public gravel haul trucks. To the south is the driveway
for dry batch concrete trucks, bulk cement tankers and the service parking area for
the main shop. This leaves the only viable alternative as expansion to the east as
shown on our accompanying plot plan. The other alternates would be to erect another
shop at a different location or somewhere else on this site. If we build on another
site, we will have to construct duplicate tool facilities and duplicate parts ~
inventories. We would also have the problem of supervision and additional energy
consumption. To locate a separate building on-site makes supervision difficult, I
repair control hard to handle and it would necessitate demolishing other existing
buildings to permit access for parts, equipment and vehicular movement.
