The subject property has a definite disadvantage under the present Spokane zoning ordinance. The fact that the property has double frontage on two streets, Sprague Avenue to the south and Riverside on the north, the local business zone requires a thirty five (35) foot setback from streets. The backyard requirement is fifteen (15) foot. With this property presently having double frontage, it would be necessary to satisfy tlie requirement of the thirty five (35) foot frontyard and a thirty five (35) backyard. With this type of require- ment, the building would have to be moved approximately twenty (20) feet to the north. This would create problems with the new parking area, as well as with the new drainage system and replacement field that would be required on this project.
