VE-89-78, Siqn Setback & HeiQht Reauirements
ZONING ADJUSTOR DECISION: After public testimony and review, the decision
of the Zoning Adiustor is to approve the Sign Setback and Height Requirement Variance .
A. FI NDI NGS FOR APPROVAL: Purs uant to Section 4. 2 5. 030 (b) of the Spokane
County Zoning Ordinance, the Zoning Adiustor has the cesponsibility of determining that
a use will not be detrimental to the surrounding properties. In determining compatibility,
the Zoning Adiustor based his decision on testimony presented at the August 23, 1978
Zoning Adjustor Hearing as well as criteria set forth in the Spokane County Zoning
Ordinance for issuance of a Variance. The Zoning Adiustor hereby finds the following:
1) In the Zoning Adiustor's opinion, an undue hardship would be put on
the applicant if the Variance were not approved.
2) It was found that other signs in the vicinity enioyed the same privileges
as the applicant is requesting.
3) Both Mullen Road and Arqonne are one-way streets in opposite directions
and the site is in close proximity to a freeway commercial type zoning.
4) When the zone change was approved for this site, the signs were on the
plot plan.
B. QRDER:
1) The signs shall be located in substantial conformance to the plot plan
on file with this application .
2) The height of the signs shall not exceed 35 feet in height.
3) The signs height from the bottom of the sign to the grade elevation shall
exceed 12 feet in height.
