ZONING ADJUSTOR DECISION: After public testimony and review, the decision
of the Zoning Ad justor is to approve the applicant's request for sign Variance.
A. FINDINGS FOR APPROVAL: Pursuant to Section 2.25 .030 (b) of the l5pokane
County Zoning Ordinance, the Zoning Adiustor has the responsibility of determining
that a use will not be detrimental to the surrounding properties. In detennining com-
patibility, the Zoning Adiustor based his decision on testimony presented at the
September 6, 1978 Zoning Adjustor Hearing as well as criteria set forth in the Spokane
County Zoning Ordinance for issuance of a Variance. The Zoning Adiustor hereby
finds the following:
1) A recorded easement to the described prnperty was recorded at the Auditor's
Office.
2) The construction of the sign was such that it would be harmonious with
its tree covered surroundings.
3) Due to the location of the business, the sign could not have becn easily
visible due to topographic problems in said area.
4) Because the sign will not be illuminated, a larger wood surface area will
be needed to in order for it to be readable.
B . ORDER:
1) The gross area of the sign shall not be over 78 square feet.
2) The bottom of the sign shall be 12 feet above ground level and shall not
exceed 20 feet in height.
3) The sign shall not pro ject more than two feet into any required yard.
4) The sign shall be located and constructed on the subject property in
substantial conformance to the approved plat pla n.
