The Lease may.at the option of the Lessee.be renegotiated for an additional five (5)years ("Extended Term"). If Lessee elects to renew, said renewal shall be exercised by Lessee providing Lessor written notice of its renewal no later than six (6) months prior to the end of the Term. If Lessee elects to renew, the monthly base rent provided herein shall be negotiated between the parties; provided, however, the rent shall not, during the renewal period,be less than the rent for the last month of the original term. All other terms, conditions. covenants, and amendments to this Lease. unless altered, modified, overridden. or changed herein, remain in full force and effect.
