AVALON, SPOKANE VALLEY, WA 99216 Dear Mike: This post frame building was sold to Mr. Surby and will be constructed on his lot in Spokane Valley using the standard post frame building plans and lean-to addition plans I have prepared for Ski Construction for 40 PSF live load, 110 MPH wind speed, Exposure B, Seismic Design Category C and 2,000 PSF allowable soil bearing pressure, IBC 2012. Posts are located © 12'0" o. c. and the roof is 4:12 pitch. I checked this building for the diaphragm design characteristics for which the standard plans designs were based. The front endwall has a 16' x 12' overhead door. There is sufficient steel sheeting on this endwall to transfer lateral loads on the sidewall and roof to the base of the building. The rear endwall has no openings. There is sufficient steel siding on this endwall to transfer lateral loads on the building roof and walls to the base of the building. The left sidewall has a 6' x 4' concession door. The right sidewall has no openings. Sidewall openings do not change the diaphragm resistance of the building. The standard 40 PSF roof live load post frame building and lean-to addition plans can be used for construction of this building.
