Vestal North 519 Bates Road Spokane, WA 99206 BUSINESS This letter is in regards to our past conversations and reports received by this office concerning the machine shop on your property, located at North 519 Bates Road, Spokane County, parcel number 16544-0218. As we discussed, the Spokane County Zoning Ordinance prohibits general commercial uses of property in an Agricultural Suburban Zone, in which your property is located. Home Occupations are permitted, provided they are in compliance with the enclosed Home Occupation standards. Unfortunately, as your business is located in a detached accessory building (b) and non -family members who do not reside on the premises are engaged in the occupation (c), your business does not comply with these standards and subsequently would not be a permitted use. One option available to you to rectify this situation would be the possibility of rezoning your property. For further information regarding rezones or other options which aright be available to you, please contact the Spokane County Planning Department at 456-2205. In our conversations however, it was indicated that you intended to relocate your business within a period of 60 days, and we will recheck your property for compli- ance with ordinance requirements relative to your business at that time. Do not hesitate to act upon this important matter, since a violation of the Spokane County Zoning Ordinance is a misdemeanor and does carry a penalty.
