ZONING ADJUSTOR DECISION: After public testimony and review, the decision
of the Zoning Adjustor is to approve the applicant's request for a Sign Variance in
the Residential Office Zone.
A. FINDINGS FOR APPROVAL: Pursuant to Section 4.25.030 (b) of the
Spokane County Zoning Ordinance, the Zoning Adjustor has the responsibility
of determining that the granting of a Variance will not be detrimental to the
surrounding properties. In assuring compatibility, the Zoning Adjustor based
his decision on the testimony presented at the November 1, 1978 Zoning
Adjustor Hearing as well as criteria set forth in the Spokane County Zoning
Ordinance for issuance of a Variance. The Zoning Adjustor hereby finds the
following:
1. It was found that within this immediate vicinity two other variances similar to
this had been granted (VE-108-78, and VE-6-78).
2. The granting of this Variance was found not to be detrimental to surrounding
properties.
3. Because of recent approvals of other signs dealing with the same type of
business, it was found that this sign would be consistent with other decisions
rendered by this Zoning Adjustor.
B. ORDER:
1. The above described sign shall be no closer than 3 feet from the property line.
2. The sign shall be in substantial conformance to the plot plan on file with this
application.
C. GENERAL DATA:
a. Location : Section 22, Twn 25, Range 44 EWM I
Tract 214 Opportunity. North 120 feet of South 210 feet of North
half, except East 230 feet.
b. Applicant: Tri-State Sign Company

c. Site Size: Approximately 40,800 sq. ft.
d. Existing Zoning: Residential Office
e. Variance Requested: According to Spokane County Zoning
Ordinance, all signs must be placed flat against building, not project
more than 2 feet into a required yard, or exceed a height of 20 feet,
whereas the applicant has a detached sign standing 3 feet from the
property line.
