VE-11-79 ZONING ADJUSTOR FINDINGS & ORDER Hearing: February 7, 1979 Minutes Wr-itten: Marcii 6, 1979 VARIANLE VE-11-79, REAR & FRONT ti`ARD SETBACKS ZON I NG ADJUSTOR DEC ISION : After public testimony and review, the decision of the Zoning Adjustor is to approve the applicant's request for a Front and Rear Yard Setback Variance in the Manufacturing Zone. A. FINDINGS FOR APPROVAL: Pursuant to Section 4.25.030 (b) of the Spokane County Zoning Ordinance, the Zoning Adjustor has the responsibility of determining that the granting of a Variance will not be detrimental to the surrounding properties. In assuring compatibility, the Zoning Adjustor based ' his decision on the testimony presented at the February 7, 1979 Zoning Adjustor Hearing as well as criteria set forth in the Spokane County Zoning Ordinance for issuance of a Variance. The Zoning Adjustor hereby finds the fol lowing : 1. The intent of the Manufacturing Zone is one of an intensive use district. I t was found that the buildings proposed for this site are compatible with the Zone. 2. It was determined that the front and rear yard adjustment would not be a detriment fio the surrounding properties. 3. Through staff presentation, it was shown that other variances for yard setbacks had been granted in the immediate vicinity, therefore, the granting of this variance could not be construed as the granting of a special privilege inconsistent with other properties in the same vicinity and zone. B. ORUER : 1. Prior to the issuance of a building permit, the applicant shall submit evidence to the satisfaction Of the t~'riort F'lat AdminisArator wl)ich sho~tis (-:c,niE.-liance witt) the Short Plat Ordinance. 2. The applicant shall maintain his site design in substantial conformance with the "plot plan" on file with this application, and in any case, shall not be any closer than 25' in the front yard and a 0' setback in the rear yard, and observe all other setback requirements as prescribed by the Spokane County Zoning Ordinance C.
