That portion of Tract 172, PINECROFT SECOND ADDITION, per plat thereof recorded in Volume
"P" of Plats, Page 44, described as follows:
BEGINNING at a point 24.00 feet northerly of and opposite Engineer's Station 33+51.80 on the
centerline of Mansfield Avenue as shown on the official right of way plan of MANSFIELD AVENUE
CRP 3016; thence S83°05'19"W, parallel with said centerline, a distance of 162.29 feet (162.31'
more or less - record), to a point opposite Engineer's Station 31+89.51 of said right of way plan;
thence westerly along a curve concave to the north, having a radius of 54.50 feet through a central
angle of 23°58'08", an arc distance of 22.80 feet; thence N34°47'49"W 15.63 feet; thence easterly
along a 46.50 foot radius non -tangent curve to the left, the center of which bears N32°23'09"E,
through a central angle of 39°17'50", an arc distance of 31.89 feet; thence N83°05'19"E 155.21
feet; thence N77°04'56"E 4.13 feet; thence northeasterly along a curve concave to the north, having
