BUILDERS 17927 East Appleway Greenacres, WA 99016 RE: 422 North Bell - Project # 94-200 Gentlemen: At the request of Dick Ervin (home owner), I conducted an inspection of the referenced home for compliance with the Uniform Building Code. The following items do not meet the minimum requirements of that code and must be corrected before occupancy can be approved by this department. 1. The west wall of the dining room is showing signs of sinking away from the even plane of the floor. The posts that support the beam under this area are not approved for ground contact. I removed some earth from around one of the painted posts and found the post not in contact with the concrete footing. I did not expose the footing for proper depth requirements. Pressure treated posts in direct contact with a footing that extends three feet below grade -- bottom of footing to be on undisturbed soil -- would correct this problem. 2. On the east side of the house there are four 4 by 4's that appear to support the roof over -hang for the patio. They appear also to be not approved for ground contact. These posts, being that they are in contact with the concrete patio, need to be replaced with treated posts. Footing depth below the slab to support these post will need to be verified. 3. The two decks that are on the east side of the house are cantilevered out 8 feet. These decks must have either supporting beams and posts with proper footings or provide engineering approving the 8 foot cantilever. 4. The two egress windows in the basement require window wells that extend at least 36" out from the window to provide egress. 5. In the basement there appears to be a missing floor joist. BUILDERS September 7, 1994 Page 2 of 2 6. In the basement there is a bearing beam comprised of 3-2 by 10's spanning 13'-6". This beam appears to be over spanned. This beam span should be reduced to 10 feet or, provide engineering to verify that the beam will carry the imposed floor loads. The Uniform Building Code section 303(c) states: "The issuance of a permit based on plans specifications and other data shall not prevent the building official from thereafter requiring the corrections of errors in said plans, specifications and other data, or from preventing building operations being carried of thereunder when in violation of this code or of any other ordinance of this jurisdiction." Please contact this department within 10 days with a time -frame for correcting the above 6 items.
