The subject property has a minimum set back of 10 feet on the west side due to a
water line and drainage system installed by the developer which would normally be
less and accommodate an average size home common to the area. The land on the
east side of the subject property is non -buildable due to a very steep grade and
heavy deposits of granite. This exception will not have any affect on any other
property in the addition due to the fact it is the last lot on the street and the
exception is adjacent to undeveloped and non -buildable land that has no access.
