The above-entitled matter coming on regularly for hearing before the Board of County
Commissioners of Spokane County, Washington, on this day, and it appearing to the
Board that the Spokane County Planning Commission has given due notice of the hearing
on the matter in the manner and for the time provided by law; that said Planning
Commission has held a public hearing as required; and that the Board of County
Commissioners has held its own public hearing as provided by law and hereby
approves a Planned Unit Development on property described as follows:

NOW, THEREFORE, BE IT RESOLVED, that the above-described px•operty be, and the
same is hereby approved as a Planned Unit Development site in accordance with the
Fina1 Planned Unit D.evelopment Plan and explanatory text, and in accordance caith the
provisions of Chapter 4.20 of the Zoning Ordinance of Spokane County, adopted
August 25, 1953, as amended.
AND FURTHER BE IT RESOLVED that any use of the property shall be subject to the
following conditions:
1) Prior to the issuance of building permits for the projrt, that the Zoning
Administrator review and approve the condominium delcaration, by laws and
other appropriate documents to the extent that the approval of such documents
would guaxantee consistency with the final PUD plan. Such document shall
adequately guarantee the permanent retention and maintenance of the common
open space areas, roadways, parking areas, and other cornmon facilities,
including utilities until or unle ss such utility facilities shall be accepted
for ouanership and maintenance by a public entity.
2) Construction upon and use of the property shall be in substantial conformance
with the below identified Final PUD plans and documents on file with the
application and endorsed by the Chairman of the Board of County Commissioners.
3) Upon the abandonrnent of the project or upon the expiration of three (3) years
from this approval of the Planned Unit Development which has not been compl eted
(or cornmences with an extensa.on of time or completion granted), the authori-
zation shall expire and the land and the structures thereon may be used only
for a lawful purpose permitted within the zone in which the Planned Unit
Development is located.
