THIS MATTER, Being the consideration by the Zoning Acjusto r of Spokane
County, approving the application (WUE-1-83), fo r the purpose of establishing
a porch over 42" in height to within 3' of a side property line, hereinafter
referred to as the "Proposal", and the Zoning Adjustor of Spokane County having
hel d a publ ic hearing on September 7, 1983 and having ful ly consi dered all
testimony presented thereat, and further having visited the site and vicinity
in question, and having rendered a decision on the 9th day of September, 1983
approvi ng sai d proposal does he reby make the fol 1 owi ng :
FINDINGS OF FACT
1. That the propos al i s gene ral 1y 1 ocate d adj acent to an d south of 15th
Avenue in Sloane's Addition, Block 1 Lot 2. Parcel ,#23534-0202.
2. That the proposal consists of allowing a deck on a home that extends
to within 3' of the side property line whereas the Spokane County Zoning
Ordinance requi res a 5' si de yard setback.
3. That the adopted Spokane County Generalized Comprehensive Land Use
P1an indicates Urban usage of the area encompassed by the proposal.
4. ihat the site is zoned R-1.
5. That the existing land uses in the area of proposal are predominantly
single family residences.
6. That the agent fo r the applicant in dicate d that the addition was built
wi thout p reci se !<nowl e dge of the 1 ocati on of the nrope t-ty 1 i ne an d that the re
was no ove rt attempt to circumvent the intent of the Zoning 0 rdinance.
7. That a potenti al purchaser desi res assurance that the existing
structure has approval of Spokane County in its present location prior to
purchase. 8. That no one appeared to oppose the proposal nor were any adverse
, wri tten comments recei ved by the Zoni ng Acjustor.
9. That the structure appears to have little or no impact on the adjacent
properties and appears to have been constructed in good faith by the buil der.

10. That the proposal otherwise meets all current standards of the Spokane
County Zoning Ordinance for th-N use.
11. That the proper legal requirements for advertising of the hearing before
the Zoning Adjustor of Spokane County have been met.
COfVCLUSIOfJ 1. That the proposal is compatible with existing uses in the area.
2. That the proposal is not detri mental or othe nqi se harmful to the publ ic
health, safety and arelfare.

From the foregoing Findings, a review of the Planning Department File No.
WUE-1-83, testimony at the public hearing and a site visit, the Zoning Acjustor
