Plans review not limited to "Basic Residental Plan check"
1. Plans and specifications drawn to scale and shall be of sufficient clarity to
indicate the location , nature and extent of the work proposed and show in detail that it
will conform to the provisions of this code and all relevant laws, ordinances, rules and
regulations.
2. Does this home meet conventional home requirements.
3. Floor plan of each floor and basement showing location of all walls and
partitions, door sizes, and window sizes. Location of all permanently installed equipment
such as plumbing fixtures, water heater, furnaces, appliances, and wood stoves.
4. One cross section through exterior walls showing all details of construction
from footing to highest point of the roof included.
5. Provide all window sizes and types, and designate the operable portion of
windows as well as the locations of tempered glass.
6. Comply with light and ventilation requirements for windows in all habitable
rooms, bathrooms and utility rooms.
7. Comply with bedroom and basement window egress requirements.
8. Provide foundation details on the foundation plan sheet or on a separate detail
sheet.
9. Locate and detail all footings for the following: fireplace, girder truss bearing
locations, turn downs, interior bearing walls, posts, columns, and sunken or raised areas.
10. Dimension the stem wall thickness, footing width thickness and depth into
undisturbed soil for each footing type and condition.
11. Note and detail minimum reinforcing of two number 4 rebars in the top of the
foundation & one number 4 bar @ 24 inch centers vertical if foundation is over 48".
12. Locate and specify all anchor bolt spacing and post anchors on the foundation
plan.
13. List the square footage for the following areas separately: livable area,
garage, porch, patio covers and decks.

14. All engineers and architects involved in the design of the structure are toSieal
the related sheets of the plans, details and calculations. This is in accordance with the
rules of the State Board of Technical Registration.
15. Detail and specify stair width, rise, and run, landing width, handrail heights,
guardrail height and intermediate rail spacing.
16. Note and specify tie straps, framing anchors, and joist/truss hangers by
type,size and required attachment to framing members.
17. Provide complet roof and floor framing plans. Show size, spacing and span
of all framing members, i.e., trusses, joists, rafters, beams, glu-lams, lintels, headers,
ledgers, posts and blocking. Blocking required at mid height in unfinished bearing walls.
18. Locate and identify shear wall types and locations if applicable.

20. Provide 5/8" type X gypsum board on all walls common to the garage and
house and all garage bearing walls and ceiling. Note doors between the house and the

21. Designate the locations of water heaters. Indicate the location of the T and P
relief line
22. All appliances located in the garage must be raised 18" above finished floor
and protected.
23. Provide waste isometric, or plumbing floor plan, Hose bibs must be located
on the plan. Backflow preventors are required on each hose bib
24. Provide a mechanical plan. Designate the locations, capacity and fuel type
(electric or gas) of the heating and air conditioning equipment.
25. The dwelling must be provided with heating capable of maintaining a room
temperature of 70 degrees at a point three feet above the floor.
