street setback variance, hereinafter referred to as the "Proposal", and
the Zoning Adjustor of Spokane County having held a public hear.i.ng on Alay
19, 1982 and having fu11y considered all testimony presented thereat, and
further having visited the site and vicinity 'in question, and having
rendered a decision on the 19th,day of May approving said proposaL, does
hereby make the following:
FINDINGS OF FACT
1. That.the proposal is geuerally located on the east side of
Willow Road, north of Sprague Avenue on Parce] # 17543-1506, 1507 and
1525.

2. That the proposal consists of a flanking street setback of 40
feet in lieu of the required 50 foot setback.
3. That the adopted Spokane County Generalized Comprehensive Land
Use Plan indicates Commercial usage of the area encompassed by Lhe proposal..
4. That the site is zoned Commercial.
5. Ttiat the existing land uses in the area of proposal i.ncl.ude
si_ngle family residence and commerci.a]_ uses.
6. That the proposal is coinpatible witli exist.ing uses iu the ar.ea.
7. That the proposal is not detrimentaL or otherwise harinfnl to tlie
puUlic health, safety and welfare.
8. Tliat the proposal is not totally inconsi.sLent with tlie surrounding
land use classification and does not grant a sper_ial privilege or rights
to the applicant different than those enjoye(i by adjacent property owners.
9. That the proper legal requi_rements for advertizing ot the hearirip,
before the Zoning Adjustor of Spokane Countv have been met.
DECISION
From Che foregoing Findings, a review of the Planning Depart.nient Fil.e
No. VE-67-82, testimony at the public hearing, and a site visit, the
_ Zooing Adjustor hereby in approving the proposal makes the followi_ng
cnnditions:
A. COUNTY ENGINEERING DEPARTMENT
1) Applicant will be required to improve Willow Road to 'Pypical
Roadway Section Number ] Access Standard.
2) Suf.ficient rightrof-way must be dedicated in order to :onstruct
improvements. Existing power poles will tiave to be rclocated..

FOR AN ACCESSORY STRUCTURE )
THIS MATTER, Being the consideration by the Zoninq Adjustor of Spokane
County, approving the application (VE-213-82), for the purpose of rebuilding
a qarage with the same setback, hereinafter referred to as the "Proposal",
and the Zoning Adjustor of Spokane County having held a public hearing on
January 5, 1983 and having fully considered all testimony presented thereat,
and further having visited the site and vicinit,y in question, and having
rendered a decision on the 7th day of January, 1983, approving said proposal,
does hereby make the following:
FINDINGS OF FACT
l. That the proposal is generally located north of Sharpe Avenue, east
of Fan Road and west of Sunderland Road in Section 17-25-44. -
2. That the proposal consists of allowing a replacement garage, to
locate approximately 2' from the flanking street right of way. The new garage
to be 20' by 20'.
3. That the adopted Spokane County Generalized Comprehensive Land Use
Plan indicates Urban usage of the area encompassed by the proposal.
4. That the site is zoned Agricultural-Suburban.
5. That the existing land uses in the area of proposal are oredominantly
single family residences. '
6. That'no parties appeared to oppose the proposal.
7. That the proposal is compatible with existing uses in the area.
8. That the proposal is not detrimental or otherwise harmful to the
public health, safety and welfare.
9. That public testimony at the hearing demonstrated that the rebuild-
ing of the garage would create a safer access than exists with the existing
garage. Additionally, no further encroachment is requested.
_ 10. That the proposal otherwise meets all current standards of the
Spokane County Zoning Ordinance for this use.
11. That the proper legal requirements for advertising of the hearing
before the Zoning Adjustor of Spokane County have been met.,
, DECISION
From the foreqoing Findings, a review of the Planning Department File No.
VE-213-82, testimony at the public hearing, and a site visit, the Zoning Ad.justor
hereby in approving the proposal makes the following conditions:
A. COUNTY PLANNING DEPARTMENT •
1) That existing garage be removed from the property.
2) That the proposed garage be located as shown on the plot plan; with
entry to the grage from the west side.
B. DEPARTMENT OF BUILDING AND SAFETY
1) That all buildings and structures require building oermits as per
Section 301 of the Uni'form Building Code.

• C. ENGINEERS OFFICE
1) An anproach permit must be obtained from the County Engineer for any
new driveway approaches to the county road system.
