RESIDENTIAL OFFICE ZONE ) COIVDITIOIVS
THIS MATTER, Being the consideration by the Zoning Adjustor of Spokane
County, in hearing the application (VE-223-83), for the purpose of establishin9
a free standing sign, approximately 42 square feet in size on property within
the Residential Office zone, hereinafter referred to as the "Proposal", and the
Zoning Adjustor of Spokane County having held a public hearing on November 30,
1983 and having fully considered all testimony presented thereat, and further
having visited the site and vicinity in question, and having rendered a decision
on the 2nd day of December, 1983, APPROVING said proposal, does hereby make the
following:
FINDIiJGS OF FACT
l. That the proposal is generally.located on the northwest corner of Main
Avenue and Willow Road in Section 17-25-44. Parcel #17543-1314. I
2. That the proposal consists of a sign having a hei9ht of less than seven
(7) feet, free-standing, and comprising approximately 42 square feet.
3. That the adopted Spokane County Generalized Comprehensiye Land Use
Plan indicates Corrunercial/Urban usage of the area encompassed by the proposal.
4. That the site is zoned Residential Office. ,
5. That no one appeared to oppose the proposal nor were any written comments
adverse to the proposal received.
6. That the proposal does not appear to be detrimental to adjacent pro-
perties nor have an adverse impact upon the property and improvements in the area.
7. That the location of the sign and its design appear to fit suitably with-
in a developing office complex.
8. That the proper legal requirements for advertising of the hearing before
the Zoning,Adjustor of Spokane County_ have been met.
CONCLUSION
Following review of the Planning Department file, consideration of the public
testimony, and circumstances in the area of proposal, the Zoning Adjustor con-
cludes that the proposal is not detrimental and is compatible to the public health,
safety and welfare.
DECISIOIJ
From the foregoing Findings, a review of the Planning Department File No.
VE-223-83, testiomny at the public hearing, and a site visit, the Zoning Adjustor
hereby in APPROVING the proposal establishes the followin9 conditions:
CONDITIONS OF APPROUAL
1) That the sign be located generally as shown on the site plan contained
in the file.
2) That the sign not exceed 42 square feet in area.
