THIS MATTER, Being the conside ration by the Zoning Adjusto r of Spokane
County, i n heari ng the appl i cati on ~ VE-50-84 fo r the purpose of al 1 owi ng a
mobi 1 e home park to be establ i shed on 1 ess than 5 acr~s, he rei nafter referred ~o as the "Proposal", and the Zoning Adjustor of Spokane County having held a
public hearing on June 25, 1984 and having fully considered all testimony pre-
sented thereat, and further having visited the site and vicinity in question,
and having rendered a deci sion on the 26th day of June, 1984, APPROVING sai d
proposai, does hereq~y make the following:
FINDINGS OF FACT
1, That the proposal i s general ly 1 ocated south and adj acent to Ri ch
Avenue, east of Blake Road and west of Avalon Road in Section 3-25-44. Parcel
#03541-2502.
2, That the proposal consists of establishing a mobile home park on 1.86
acres wi thout a si te-bui 1 t si ngl e fami ly resi dence 1 ocated the reon.
3. That the adopted Spokane County General ized Comprehensi ve Land Use
Pl an indi cates Urban usage of the area encompassed by the proposal .
4. That the site is zoned Residential Manufactured Home.
5. That the existing 1 and uses in the area of proposal incl ude general ly
commerci a] uses to the south of the p rope rty, urban 1 ot resi denti al uses to the north , east an d west of the p rope rty .
6. That the appl i cant i ndi cated al 1 mobi 1 e home stal 1 s woui d meet mi ni mum
county zoning requi rements.
1, That no one appeared to oppose the proposal nor were any written comments
adverse to the proposal received.
8. That the proposal does not appear to be detri~»ental to adjacent properties
nor have an adverse impact upon the propert,y and improvements in the area.
. 9. The Zoni ng Adj usto r found no basi s to requi re thi s proposal to have the
on-si te dwel 1 ing structure which i s otherwi se requi red by the Spokane County Zoning
Ordinance for this use on this lot size.
10. That the proper legal requi re~~ents for advertising of the hearing before
the Zonin Ad'ustor of S okane Count have been met. ~ 9 J P y
CONCLUSION
Following review of the Planning Department File, consideration of the public ~
testimony, and ci rcumstances in the area of proposal , the Zoning Adjustor con- cl udes that the p roposal i s not detri mental and i s compati bl e to the publ i c heal th ,

36.94, as amended. The owner, his heirs and successors shall
further agree not to oppose or protest any legal assessments fvr any utility local improvement district (ULID) established pursuant
to RCw Chapter 36. 94, as amended .
3. Any ~~vater service f~r this project shall be provided in accordance
with the Coordinated Water System Plan for Spokane County.
4. Each dwell~ng unit shall be double plumbed for cannection to future areawide collectian system.
5. Plans and speci~ications for the double plumbing are to be reviewed
and approved by the Utilities Departmen~.
