That the proposal is qenerally located east of Park Road and north of the freeway in Section 18-25-44. Parcel # 18542-9153. ' 2. That the proposal consists of a sign havinq a total heiqht of 22' with a sign area of 56 square feet (7' x 8'). , 3. That the adopted Spokane County Generalized Comprehensive Land Use Plan indicates Urban usage of the area encompassed by the proposal. 4. That the site is zoned Agricultural Suburban. 5. That the existing land uses in the area of proposal include an existinq church, sinqle family residences and a few businesses generally to the south and west. The freeway is to the south. 6. That the sign is to be located more than 400 feet to the east of Park Road and would not appear to affect residential aesthetics. 7. That the church has a need to identify itself to freeway traffic. That business and civic organi'zations adjoining the freeway have reqularly used such signage to identify themseleves and that the applicants proposal does not con- stitue a request for a special privileae. 8. That no parties have expressed opposition either throuqh written or oral testimony to the applicants proposal. 9. That the applicant stated that he would comply with all county conditions for the establishment of this use. 10. 1"hat the proposal atherwise meets all current standards of the Spokane County ZoninQ Ordinance for this use. 11. That the proper leqal requirements for advertising of the hearinQ before the Zoning Adjustor of Spokane County have been met. „ CONCLUSIONS l. That the proposal is compatible with existing uses in the area in that the sign is located away from residences fronting on Park Road. 2. That the proposal is not detrimental or otherwise harmful to the public health, safety and welfare. DECISION From the foreqoing Findings, a review of the Planninq Department File No. VE-180-82, testimony at the public hearinq and a site visit, the Zoning Adjustor hereby in approvinq the proposal makes the following conditions: A. COUNTY PLANNING DEPARTMENT 1) That the project be developed according to the plot plan on file with this application.. ' r- . ~ .
