ZOfdING ADJUSTOR SPOKANE COUNTY, WASHINGTON IN THE MATTER OF: VE-101-83 ) RELAXATION OF SIGNAGE REQUIREhiEiVTS ) FINDIfJGS OP FACT, DECISION WITHIN THE RESIDENTIAL ZONE-HORN ) AND COfJDITIONS THIS MATTER, Being the consideration by the Zoning Adjustor of Spokane County, approving the application (VE-101-83), for the purpose of establishing a detached sign 6'X4' in size and a total of 16' in height on a lot of 11,000 square feet in size in a Residential/Office zone, hereinafter referred to as the "Proposal", and the Zoning Adjustor of Spokane County having held a public hearing on June 29, 1983 and having fully considersiall testimony presented thereat, and further having visited the site and vicinity in question, and having.rendered a decision on the 6th day of July, 1983, approving said proposal, does hereby make the following: FIfJDINGS OF FACT 1. That the proposal is 9enerally.located at the southwest corner of Broadway Avenue and Ella Street in Section 18-25-44, Spokane County, Parcel Number 18543-0405. 2. That the proposal consists of a single detached sign having a total height of 16 feet, comprising 24 square feet in size to be located east of 6roadway Avenue, and set no closer than 5 feet to the sidewalk on Broadway. 3• That the adopted Spokane County Generali.zed Comprehensi:Ye Land Use Plan indicates Industrial usage of the area encompassed by the proposal, 4. That the site is zoned Residential/Office (File ZE 13-83). 5. That the existing land uses in the area of proposal include commercial businesses and office, residences and public schools. 6. That the proposal was reviewed by the Spokane County Engineering Department, who had no objections to the granting of the variance. 7. That no property owners or other concerned residents in the area voicedoral • or written objections regarding this proposal. 8. That the proposed sign appears a reasonable size and height to advertise the applicant's business on Broadway, which is a county arterial. 9. This application is not inconsistant with the Hearings Examiner Corunittee approval of the zone change in May of 1983. 10. That the proposal otherwise meets all current standards of the Spokane County Zoning Ordinance for this use. 11. That the proper legal requirements for advertisin9 of the hearing 6efore the Zoning Adjustor of Spokane County have been met. CONCWSION ' l. That the proposal is compatible with existing uses in the area. 2. That the proposal is not detrimental or otherwise harmful to the public health, safety and welfare. DECISION From the foregoing Findings, a review of the Planning Department F.ile tJo. VE-101,83, testimony at the public hearing, and a site visit, the Zoning AdJustor fiere6y in approving the proposal makes the follo4aing conditions: A. COUNTY PLANNING DEPARTMENT 1.
