THIS r1ATTER, Being the consideration by the Zoning Adjustor of Spokane
County, approving the application (~IE-1$5-8~1) for the purpose of a five
(5) foot variance from sideyar~ setb.ack requirements, hereinafter referred to as the "Proposal", and the Zoning Adjustor o~ Spokane County having
. held a public hearing on December 14, 1981 and having fully considered all
testimony presented thereat, and further having visited the site and
vicinity in question, and having rendered a decision on the 14th day of
December, 1981, approving said proposal, does hereby make the following;
~ FIND7NGS OF FACT
I. That the proposal is generally located on the southwest corner
of Laura and Knox.
2. That the proposal consists of approximately 1/4 acre with an ~
existing single family res~dence. The applicant proposes an addition to
the residence to be set back five (5) feet from the west property line instead of te~n (10) feet as required.
3. ~ That the site is zoned Agricultural. ~
4. That the property owner im~~ediately west of the site enjoys a
sideyard setback of less than five (5) feet for a 1 story structure.
5. That factors such as existing septic tank, drainfield, floor
plan and old foundations result in the only remaining buildable area being
that area planned for the addition
b. That a portion ot the addition, adjacent to the street will be 1
~ s.tory.
7. That the existing land uses in the area of proposal include
single fan~ily residences.
8. That the proposal is compatible with existi~g uses in the area.
9. That the proposal is not detrimental or otherwise harmful to the
public health, safety and welfare,
10. That the proposal is not totally in;consistent with the
surrounding land use classification and does not grant a special privilege
or rights to the applicant differenl: than those enjoyed by adjacent property
owners. .
11. That the proper legal requirements for advertizing c~ the hearing before the Zoning Adjustor of Spokane County have been met.

~ 1) Pursuant to the Board of County Commissioners Resolution No.
80-0418, the use ot on-site sewer diposal sys~ems is hereby
authoriz.ed. This authorization is conditioned on compliance
with a~.l rules and regulations of the Spokane County Health District and is further conditioned and subject to spe~ific
application approval and issuance of permits by the Health
District.
2) The owner, his heirs or su~cessors shall join and participate
in any petition or resolution which purpose is the formation of
a utility local improvement district (ULID) pursuant to RCW Chapter 3b.94, as amended. The owner, his heirs and successors
shall further agree not to oppose or protest any legal assessments
for any utility local improvement district (UL7D) established
pursuant to RC~J Chapter 3b.94, as amended.
3) Any water service for this project shall be provided in
accordance with t~e Coordinated Water System Plan for Spokane ~ County.
