THIS ~~ATTER, 6eing the considerat~on by the Zon-ing Adjustor of Spokane
County, approving the application ~VE~94-83~, for the purpose of establishing
a motel setback 10 feet from the l~iesterly property 1 i ne, herei nafter referred
to as the "Proposal" and the Zoning Adjustor of Spokane County having held a
public hearing on June 15, 1983 and having fu~ly considered all testimony
presented thereat, and further~having visi~ed the si~te and vicinity in question,
and having rendered a decision on the 22nd day of June, 1983, approving said proposal, does hereby make the following: ~
FIPJDINGS OF FACT
1. That the proposa1 is generally located east_of Sargent Road, west of
Sycamore Road and directly north of I-90 in Section 7-Z5-44. Parcel numbers
07544-0101 and 07544-0702. .
Z. That the proposal consists of allawing a mot~el structure to be located
10 feet from the westerly property line adjacent to a(~ulti-family Suburban Zone
which under Zoning Ordinance Provision 4.08a.050~5) requires a 50 foot setback
from the property line as the motel structure is adja~ent to a residential zone.
3. That the adopted Spokane County Generalized Comprehensive Land Use Plan
i ncli cates Cor~merci a1 usage of the area encompassed by~~~he proposal .
4. That the site is zoned Freeway-Ca~~mercial. . ~
5, That the existing land uses in t~~e area of proposal include apartmen~;
houses to the west of the site, single family residences to the north and west,
and Argonne Road and the Interstate Hightivay to the south and southeast,
6. That this proposal is requested to allo4~ for necessar~ drainfield space
on the north side of the property.
7. That the Zoning Adjustor received a letter from Kiemle & Hagood Company,
owners of the adjacent apartment house complex to the west~ stat~ng that they
would not be adversely affected by the approval of the requested variance,
8. That the Zoni ng Adj ustor notes ~~i ~h the appro.val of the vari ance a mi ni»>um
of 20 feet would still be required between the multi~family structure and the r~otel
which would a11ow sufficient light and air to all s,tructures~
9. That the appl~cant is not using the wes~erly property for access for parking
at the matel, which removes the need for any access roads in the area,
10. That one party appeared at the hearing to le~rn more spec~fic details of
the project, but did not express objection to the proposal.
11. That no or~al or wri tten testi n~ony was recei ved i n opposi. ti on to the
proposal.
12. That the development is consistent with Spok'ane County Subdivi'sion require-
ments and a Certificate of Exemptlon can be issued for the property under Provision 3}3d. ,
.13, That the proposal otherwise meets all current-standards of the Spokane
County Zoning Ordinance fior this use, 14, That the proper legal requirements for advertising of the hearing before
tne Zoning Adjustor of Spokane County have been met.

DECISION
From the foregoing Findings, a review of the Planning Department File No,
UE-94-83, testimony at the public hearing, and a site visit, the Zoning Adjustor hereb,y ~n approving the proposal makes the following conditions:
A, COUNTY PLANNING DEPARTP~ENT ~

structure having a maximum height of two stories~ and that the
applicant comply with all other applicable ~oning conditions and
regulations.
