IN 7HE MATTER OF VE-91-84; PFITZER ) FINDINGS OF FACT,
RELAXATION OF FRONTAGE REQUIREMENT ) DECISION & CONDITIONS
THIS MATTER, Being the consideration by the toning Adjustor of Spokane
County, in hearing application VE-91-84, hereinafter referred to as the
"Proposal", and the Zoning Acjustor of Spokane County having held a public
hearing on November 14, 1984 and having fully conside red all testimony -
presented thereat, arrd further having visited the site and viciriity in
question, and having rendered a decision on the 21st day of Noverrber, 1984,
APPROVING said proposal, does he reby make the following:
FINDINGS OF FACT
1. That the proposal is generally located south of Broadway Avenue,
north of Alki and west af Dick Road in Sectiori 18-25-44, Spokane County.
Parcel #18543-0267.
2. That the proposal consists of allowing the maintenance of a residence
on a parcel having approximately 49 feet of public mad fmntage, whereas the
Spokane County Zoning Ordinance requi res lOQ feet of publ i c road frontage in
this zone.
3. That the adopted Spokane County Generalized Comprehensive Land Use
Plan indicates Urban usage of the area ericompassed by the proposal. That the
proposal general ly does conform to the densi ty and use gui del ines of the
County Larid Use P1 an.
4. That the site is zoned Agricultural which would allow this use upon
approval of this application.
5. That the existing land uses in the area of proposal are predominantly
homesites with schools an d some commercial uses in the vicinity.
6. That the proposal was requi red after an error in the lot survey re-
vealed the applicants lot was not as described and laid out.
7. That the applicant and adjoining property owner have agreed on a
prope rty exchange to maintain the values of each lot.
8. A mi no r 1 ot 1 i ne adj ustment can be app roved by the Spokane Coun ty
Planning Department with approval of this action. •
9. That no new sewage or other services are required with this pmposal
and the lot in question is already developed; therefore, new conditions are
not warranted or necessary to protect the public health or safety.
10. That no one appeared to oppose the proposal nor were any written
comments adverse to the pmposal received.
11. That the proper legal requi rements for advertising of the hearing
befo re the Zoning Adjusto r of Spokane County have been met.
CONCLUSION
Following review of the Planning Departrrent file, conside ration of the
public testimony, and circumstances in the area, the Zoning Adjustor concludes
that the proposal is not detrimental and is compatible to the public health,
safety and wel fare.

DECISION
From the foregoing Findings, the Zoning Adjustor hereby in APPROVING the
proposal establishes the following conditions:
CONDITIONS OF APPROVAL
1) Al l bui 1 di ngs and structures requi re bui 1 ding permi ts as per Secti on
301 of the Uni form Buil ding Code.
2) All structures located on the proposed parcel are required to rreet
minimum setback standards of the Spokane County Zoning Ordinance.
