The use of on-site sewa~e disposal is authori zed r~ursuant to the Board of Count.y Commi ssioners Resol ution No. 80-~41 Eacl~ dwellinr: unit shall be double plumbed for connection to future area-wide collection system. That the annlicant aaree to partici~ate in and not onpose or ~rotest any Uti 1 i t,y Local Imr~rovement ui stri c ~(i~L ID ~ i n the area.  `SPOKANE COUNTY HEALTH DISTRICT; -In a memo dated March 18, 1981 it was recommend- ed that the use of an individual we11 not be authorized. That water service and sewaqe disposal method be coordinated and authorized b.y the Director of Utilities. That unon aporoval by the Health Officer, the use of on-site sewa qe disposal systems ma,y be authorized. DEPARTMENT OF BUILDING AND SAFETY: In a memo dated March 23, 1981 it was noted that al 1 future bui 1 dinqs and structures requi re bui 1 dinq permi ts as per Section 301 U.B.C. SPOKAPJE COUNTY ENGNNEER' S OFFICE : In a memo dated March 16, 1981 i t was request- ed that if the aonlication is apnroved that the applicant be a willinq narticipant in an.y future RID on Frederick Street. , y ~ ! ~ PA~E ~lE-23-81 SPOKANE COUNTY PLaNNIN~ DEPARTMENT: The Clerk to the Zoninn Ad,iustor r~re- sented the fi 1 e at the heari nc~ noti nc~ that i t has been found to be cor~pl ete ~y the Pl ann i n~ Department and ready for revi ew b.y the Zon i nc~ Ad,j ustor. II. The a~r~l i ant has a 1 ot wi thi n the Aqri cul tural Suburban zone ~rhi ch i s ~ 8,~72+ square feet in area and havinq 60 feet of lot width frontinc~ on Frede- rick Street. Section 4.05.040 of the zoninc~ ordinance ~rovides a minimum lot area of 7,OU0 square feet with 65 feet of frontaqe.~ The a~nlicant has 60 feet of fronta~e. ~ III. ~ That the file contains an Indemnity Anreement No. I-3-81 issued December 31, 1980, acknowlednina the fact that the subtject {~arcel was not created in ~ full compliance with Chapter 58.17 of Chanter 58.16 RCIFJ. That upon execution ~ of such ac~reement, a buildinq permit may be issued pravided that the nrovisions of the zoninq ordinance can be complied with. o ~ IV. From revi ew of the !~l ot pl an submi tted wi th th i s a~nl i cati on an d marked as Exhibit "A", it is noted that the ~ro~osed sinc~le family r~sidence can be 1 ocated on the 1 ot in compl i ance wi th al 1,yard setback requi rements. The structure is located 10 feet from the ~~~lest aropert.y line and 16 feet from the East pro~erty line. The front yarci setback is 40 feet from Frederick Street. U. From review of the assessor's mans for Section 7, Township 25, Ranqe 4~. there are other lots in t~e area U~hich are sii~ilar in size ~nd width. At lea~t one lot with 55 feet of width is noted toqether with several other lots havi nq 60 feet of wi dth . UI. Anv Findinq of Fact stated hereinabove which is deemed a Conclusion of ~ Law is hereby ado~ted as the same.
