OFFICE OF COUNTY ENGINEER
Spokane County, Washington
Date FphrUdr-ki 21, 1g1$(~
To: Doua Adams c/o Paula Matavn - Plannina
FROM: Dick Hoover - Engineers Office ~..,t44=0e."--
SUBJECT: Zoning Variances ,
CUE-2-80 This application should be delayed until the applicant has submitted and received
approval, from the County Engineer, a plan for access to the site and any
proposed road improvements.
VN-15-80 According to the legal description the access easement only covers the
applicant's property. This must be clarified prior to granting any
variance. The end result will be that the easement access will be from
Valley Road. While this is a maintained County road there is only 40'
of right of way and we should endeavor to obtain additional width. The
applicant should be required to execute a notice to the public that his
property is served by a private road.
VE-16-80 The map does not properly portray the legal description. The property
and is south of the railroad. Applicant should clear with the Traffic Engineer
CUE-4-80 his proposed access to the site.
VE-12-80 If the variance is granted it should be subject to the following con-
di ti on :
1. Applicant execute an agreement to participate in a future RID and/or
CRP.
UN-13-80 If variance is granted it should be subject to the following condition:
1. Applicant execute a notice to the public that property is served by
a private road.
WVS-2-80 According to the approved plat there is a dedicated 6 foot utility ease-
ment along the applicant's west property line. We would recommend denial
of the Waiver of violation.
VW-17-80 The applicant's property is a"panhandle" tract having no frontage on an
established and maintained County Road. Without more specific information
on his proposed access we are unable to submitt a recommendation.
VW-14-80 Applicant has access to his property by means of an easement extending
east from Russell Road. Russell Road has only 40 feet of right of way
and will no doubt require improvement as the area develops. Therefore we
should have an additional 10 feet of right of way if at all possible,
Applicant should also be required to execute a notice to the public
that the property is served by a private road.
