That the proQosal censists of establishiag a aingle family residence on a lot accessed by a 30-foot wide etrip of land extending northerly from 8th Avenue. 3. That the adopted Spokane Countyy Generalized Comprehenaive Land Use Plan indicates URBAN usage of the area encampassed by the propoeal. 4. That the site is zoned Agricultural. 5. That the existinq land uses in the area of proposal jnclude qenerally eingle family residential development, 6. That the area where the resideace will be located is an interior, landlocked piece of qround. The applicants have obtained the 30-foot vide parcel which is the only available access to the parcel. 7. That the proposal does not appear to be detrimental to adjacent proQerties nor have an adverse impact uQon the property and improvewentis in the area. B. That no one appeared to oppose the proposal nor were any aritten comments adverse to the propoeal received. 9. That the proper legal requirements for advertisinq of the hearing before the Zoning Adjustor of Spokane County have been met. CONCLUSTON Following review of the Planing Department file, consideration af the public testimony, and circumstances in the area of proposal, the Zoning Adjustoi ConCludes that the proposal is not detrimental and is compatible to the public health, safety and weifar'e. DECISION From the foreqoinq Findings, a review of the Planning Department File No, VE-109-84, testimony at the public hearinq, and a site visit, the Zoning Adjustor hereby in APPRCNING the proposal establishes the follovinq conditions: A.
