TFIIS MATTER, Beinq the consideration by the 2oninq Adjuetor of Spokane
County, in hearing the application (VE-109-84), for the purpose af
establishinq a residential lat which is proposed to have only 30 feet af
frontaqe hereinafter refeXred to as the "Proposal", and the Zoninq Adjustor of
Spokane County havinq held a public hearing on July 25, 1984 and havinq fully
considered all testimony presented thereat, and further havinq visited the
site and vicinity in question, and having rendered a decision on the 6th day
of August, 1984, APPROVING eaid proposal, dces hereby make the followiag:
F2NDINGS OF FACT
1, That the proposal is generally located west of Felte Roaci and north
of 8th Avenue in Section 20-25-44,
2. That the proQosal censists of establishiag a aingle family residence
on a lot accessed by a 30-foot wide etrip of land extending northerly from 8th
Avenue.
3. That the adopted Spokane Countyy Generalized Comprehenaive Land Use
Plan indicates URBAN usage of the area encampassed by the propoeal.
4. That the site is zoned Agricultural.
5. That the existinq land uses in the area of proposal jnclude
qenerally eingle family residential development,
6. That the area where the resideace will be located is an interior,
landlocked piece of qround. The applicants have obtained the 30-foot vide
parcel which is the only available access to the parcel.
7. That the proposal does not appear to be detrimental to adjacent
proQerties nor have an adverse impact uQon the property and improvewentis in
the area.
B. That no one appeared to oppose the proposal nor were any aritten
comments adverse to the propoeal received.
9. That the proper legal requirements for advertisinq of the hearing
before the Zoning Adjustor of Spokane County have been met.
CONCLUSTON
Following review of the Planing Department file, consideration af the
public testimony, and circumstances in the area of proposal, the Zoning
Adjustoi ConCludes that the proposal is not detrimental and is compatible to
the public health, safety and weifar'e.
DECISION
From the foreqoinq Findings, a review of the Planning Department File No,
VE-109-84, testimony at the public hearinq, and a site visit, the Zoning
Adjustor hereby in APPRCNING the proposal establishes the follovinq conditions:
A. CONDITIONS OP APPROVAL
1) Subject to specific applichtion approval dnd issuance of permite by
the Health Officer, the use of an individual on-site sevage system
may be authorized.

2) Water service shall be by an existing public water supply when approved
by the Regional Engineer (Spvkane), State Department af Social and Health
Se rvi ces .
3) The use of private wells and wate r systems is p rohibited.
4) The owner(s), or Successor(s) in ititerest agree to authorize the Gounty
to place their name(s) on a petittoti for the formatiai of a ULID by
petition method pursuarst ta RCW 35.94 which the petition includes the
Owiier(s) property arid further not to object by the signing of a protest
petitiori again5t the formatio►i ofi a ULID by resolution method pursuant to
RCW Chapter 36,94 which includes the Owner(s) prope rty. PROVIDED, this
co►idition shall not prohibit the Owrier(;) or Successor(s) from objection
to any assessment(s) on the property as a result of imp rovements called
for in canjunctian with the formatiarti of a ULID by eithe r petition ar
resolutioii rrethod under RCW Chapter 36.94.
5) All buildings and structures require building permits as per Section 301
of the Urliform Building Code.

T}IIS MATTER, Being the consideration by the Zoning Adjustor of Spokane
County, in hearing the application (VE-109-84), for the purpose of
establishing a residential lot which is proposed to have only 30 feet of
frontage hereinafter referred to as the "Proposal", and the Zoning Adjustor of
Spokane County having held a public hearing on July 25, 1984 and having fully
considered all testimony presented thereat, and further having visited the
site and vicinity in question, and having rendered a decision on the 6th day
of Atigust, 1984, APPROVING said proposal, does hereUy make ttie following:
FINQINGS OF FACT
1. That the proposal is generally located we~.t of Felts Road and north
of 8th Avenue in Section 20-25-49,
2. That the proposal consists of establisliing a single family residence
on a lot accessed by a 30-foot wide strip of land extending northerly from 8th
Avenue.

CONCLUSION

includes the Owner(s) property and further not to object by the
