Avenue, west of Conkl in Road on Parcel # 13543-1541 and 13543-1653.
2. That the ~roposal consists of a temporarv mobile home sales lot for
a m aximum of five (5} mobile homes an the southerly 291 feet of the site.
3. That the adopted Spokane County ~eneralized Com~rehensive Land Use
Plan indicates Commercial usage~ of the area encomaassed by the proposal.
4. That the si te i s zoned Aqricul tural . ~ ~
5. That the proposal is compatible with eXistinq uses in the area.
6. That the proposal is not detrimental or otherwise harmful to the
nublic health, safety an~d welfare. ~

D. COUNTY ENGINEERIN~ DEPARTMENT .
1) Access permits shall be obtained f rom the Spokane County Enqineer
prior to the issuance of a building permit or any use of the property..
2} Applicant shall imorove Soraque Avenue in a manner consistent with
- Spokane County TYPICAL roadway section No. 1 minimum aavinq width Ma,jor Arterial Standard. See Spokane County Board of County Com-
missioners Resolution No. 80-1592 as amended.
3) Applicant shall submit for approval by the Spokane County Enqineer
road, drainage, and access plans prior to the issuance of a buildinq

4) The ap~licant shall submit for approval by the Spokane County Engineer
and the Spokane County Health District a detailed combined on-site ~
sewa~e system plan and surface water disposal plan for the entire aro- .
j ect pri or to the i ssuance of any bu i 1 di nq permi t on the propert,y.
5) A parkinq plan and traffic circulation plan shall be submitted and ,
approved by the Spokane County Engineer prior to the issu~nce of a bui1dinq permit on the property. The desiqn, location, and arranqe- ~

engineering practices. Paving or surfacinc~ as approved by the County
Engineer, wi 11 be requi red for any poi^tion of the pro,ject whi ch i s to

8) As an alternative method of constructinq the road improvement stated
