VE-64-84 ZONING AUJUSTOR SPOKANE COUfJTY, WASHINGTON LN TNE MATTER OF VE-64-84; JAMES ) FINDINGS OF FACT, RELAXATION OF SIDE YARO SETBACK ) DECISION ANU CONDITIONS THIS h1ATTER, Being the consideration by the Zoning Adjustor of Spokane County, in hearing the application VE-64-84, for the purpose of establishing a yarage addition within one (1) foot of a side yard setback, he reinafter referred to as the "Proposal", and the Zoning Adjustor of Spokane County +ving held a public hearing on May 23, 1984 and having fully considered all .,.,tir•x;ny presented thereat, and further having visited the site and vicinity in question, and having rendered a decision on the 30th day of t•1ay, 1984, APPROUING said proposal, does hereby make the following: FINDINGS OF FACT l. That the proposal is gene rally located on the south side of 19th Avenue betvreen Pierce and Skipworth Roads in Section 2II-25-44. Parcel ~ 28542-2304. 2. That the p roposal consists of allowing an attached garage addition to be located one (1) foot from the east prope rty line. 3. That the adopted Spokane County Generalized Comprehensive Land Use Plan indicates U rban usage of the area encompassed by the proposal. 4. That the site is zoned Agricultural-Suburban. 5. That the existing land uses in the area of proposal include single family residences on lots ranging gene rally f rom 7,000 to 10,000 square feet. 6. That the applicant currently has a single wide garage but needs to expand it to a double wide to allow wheelchair access f rom the garage. 7. That the proposal would not affect adjoining properties due to roof pitch being directed at f ront and back of the residence. 8. That the applicant has been made aware of the recomniendations of various County/State agencies reviewing this p roject which include the Dept. of Building and Safety and has indicated he can comply with those reconunienda- tions. 9. That the proposal does not appear to be detriniental to adjacent p roperties no r have an adverse impact upon the property and improvements in the area. The adjacent residence appears less than 5 feet from the property line. 10. That no one appeared to oppose the proposal nor were any written corunents adverse to the proposal recei ved. 11. That the p roper legal requirements for advertising of the hearing before the Zoning Adjustor of Spokane County have been met. CONCLUSION Following review of the Planning Departrr-ent file, consideration of the public testinpny and circumstances in the area of proposal, the Zoning Adjusto r concludes that the proposal is not detrimental and is compatible to the public health, safety and welfare.
