(IRC), Washington State Energy Code (WSEC), Washington State Ventilation ana
Indoor Quality Code (WSVIQC), City of Spokane Valley Interim Zoning Code (IZC) and
City of Spokane Valley Title 10 Uniform Development Code (UDC):
(1) Stud Spacing, i.e., 2 x 6 @ 48" o.c. on residential addition (IRC Table R602.3(5)
and Sec. R602.10.3)
(2) Wall Sheathing for garage addition (IRC R602.10.4)
(3) Anchor Bolt size and location for both additions (IRC Sec. R403.1.6)
(4) Footing Depth, i.e., 18" from bottom of footing to finish grade for both additions
(IRC Sec. R403.1.4.1 and UDC Sec. 10.15.020).
(5) Insulation for slab on grade residential addition (WSEC Table 6-2 Climate Zone
2)

Here is a better formatted reply. My computer completely garbled the last one.
Thank you for your timely response. I have some additional questions and information:
(1) The garage addition will have to be engineered by a Washington state licensed
engineer, because it is of pole barn construction. Stamped plans must be submitted.
(2) Are all of the 2"x 6" studs at 24" on center?
(3) A radon system is required for any residential addition.
(4) R10 insulation is required on the perimeter of a slab on grade to a depth of 2 feet;
R21 is required in the walls; and R38 is required in the attic of the house addition.
(5) What is the size of the wall sheathing for the house addition?
