2011, 10-13 Statement, RE: R-3 Zone10/13/2011
On this date I was contacted by Vern Cox who resides at 18419 East Boone Avenue. He
was calling in reference to a warning notice he had received about having two mobile
homes on a single family lot in a R-3 zone. Mr. Cox explained to me that he had received
the property when his parents passed. He stated to me that the second mobile home was
placed on the lot about 38 years ago and has been occupied by family members ever since
that time. He further advised me that he is a disabled senior and is living on Social
Security Disability as his only form of income. The second mobile home is occupied by
his niece and she does not pay rent only the utilities. He stated that he could not afford to
remove either of the mobile homes and that if he did then someone would be homeless.
I advised him I would speak to my director and get back with him with an answer. I then
met with Scott Kuhta the planning director. He advised me that since the mobile home
has been there thirty-eight years that we will not require him to move it off the parcel. He
also advised he to inform Mr. Cox that if either one of the mobile home would be
destroyed or someone would want to replace them that they would only be allowed to
replace one home on the lot and two mobile homes would not be permitted.
I called Mr. Cox back and explained to him what I had learned from Scott Kuhta and he
stated to me he understood and thanked me. I also advised him that I would be sending
him a letter in the mail _with the above information.
