Mr. Cox;
This letter is to verify what we discussed on the phone on October 13, 2011 regarding the
use of two mobile homes on a single-family residential lot in an R-3 zone. It was
discovered that there were no permits applied for or found for the placement of two
mobile homes located at 18419 East Boone Avenue, Spokane Valley, WA.
You indicated that the second mobile home has been in place for the past 38+ years and
has only been occupied by family members. Based on this information, and due to the
fact that the city could find no records for the subject property. I advised you I would
talk to my supervisors and get back to you with a decision.
It was determined that since the mobile home has been in place for the past 38+ years that
the City would allow you to keep the mobile home as is on the property. This letter shall
also serve as notice that if the mobile home is demolished, or destroyed by a natural
disaster greater than 80% that you would not be allowed to replace it unless an accessory
dwelling unit permit and other applicable placement permit(s) are obtained through the
City of Spokane valley.
