GENERAL REQUIREMENTS PERMIT FEE Wii
PERMIT REQUIRED. A land use or structure permit is required by County Resolution to erect a building or structure of an/
kind or alter any building or structure already erected, or to change a land use. Construction must conform with the
Spokane County Building Code and Zoning Ordinance. Construction is subject to inspection.
WATER. Water supply must be approved by the County and State Health Departments. Where work on water connections disturbs
the surface, shoulders or ditches of County Roads, permission must be obtained from the County Engineer's Office.
SEWAGE SYSTEM. Permits are required in all cases by County Resolutions Nos. 45-133 and 47.235.
SET -BACK FROM PROPERTY LINES. In most zones and under most circumstances, a set -back from the front property line, of at
least 25' is required, a 5' side yard, 15' side yard from a flanking street, and a 25' rear yard are required.
STATE HIGHWAYS. Where the structure abuts a State Highway, clearance must be obtained pertaining to set -back and ingress
and egress.
COUNTY ROADS. Work on street right-of-way may not be performed until staked by County Road Department and work must be
performed in accordance with stakes. Points of ingress and egress must be approved by the County Engineer.
MOVING OF BUILDINGS. A permit is required to move an existing building. When a building is moved on a County or State(
'Highway, clearance must be obtained from the County Engineer and/or State Highway Department.
ACCpSORY BUILDINGS. Accessory buildings (garages, sheds, etc.) require a separate permit. (
RISTRICTIVE COVENANTS. Builders should check provisions of covenants or dedications and easements running with the land
which are enforceable through civil action. County Officials can not bring action to enforce covenants or dedications.

While I was on vacation the letter attached to the 1st letter came in
and somehow it was attached to the original letter!. To make a long story
short, Gloria god a phone call (see her) regarding the Frisby
Construction company building. So I called Jean Frisby and they had
received their letter and had no intentions of starting the residence
until everything is straightened out. I told her I appreciated her
cooperation and that no doubt she would hear from you, on this matter.
Hope this cleared up the confusion.

RE: 1216 North Bowdish
Additional information received by our agency suggests that the property
dimensions at subject location may be incorrect.
The assessor's office may have not yet recorded a five foot lot depth pur-
chase for the latest road improvement.
The aforementioned five feet would reduce the lot depth to 84 feet, which
would not allow a satisfactory area for an approvable subsurface drainfield
system.
Please be advised that we are hereby suggesting that Spokane County Building
Code Division place a "stop work" order onto the house construction until
a licensed survey has been completed and the assessor's office has recorded
the actual property dimensions as they presently would exist.

Dear Mr. Frisby,
Your permit, No. M6271, issued on May 16, 1978, for a 1028 square foot readence
at N. 1216 Bowdish Street can not be utilised until a satisfactory sewage disposal
system is approved by the Spokane County Health District.
Inadvertently, the permit was released by the County Health District on May 15,
1978. Since then a second letter, dated May 26, 1978, was sent to you from Dennis
Kroll, Environmental Health Specialist for the County Health District. This
letter suggested that our department place a "Stop Work" order on the house con-
struction until a licensed survey has been obtained and the Assessor's Office has
recorded the actual property dimensions as they presently would exist.
In conclusion, it appears that the lot (89' X 89') or even possibly 84' X 89',is
under -sized for the house you are proposing to erect on it, especially in regards
to installing the sewageeystem.

Re: 1216 N. Bowdish
Gentlemen:
Your revised plot plan now identifies the lot as being 84 feet
in depth which is 5 feet shorter than originally represented to our
department, Spokane County Building Code and Spokane County Planning
Commission. It will therefore be essential that an amended appli-
cation for building permit be processed with the aforementioned
departments prior to our agency acknowledging a revised plot plan
for a drainfield system.
As a point of observation of subject proposal, it appears that
both the future owners and/or occupants of a single family living
unit on subject property (1216 N. Bowdish) and the existing living
units at the Northeast corner of Boone and Bowdish would be consid-
erably limited in the use of their property.
Any proposed structural additions, attached garages or detached
accessory buildings could be denied on the basis of obstructing
or conflicting with the waste -water disposal systems.
We have recently been advised that the existing waste -water system
at the Northeast corner of Boone and Bowdish is not functioning
properly. There may not be sufficient land area to properly re-
construct a waste -water disposal system since the 1216 N. Bowdish
property was created by a land segregation which originally belonged
to the property at the N.E. corner of Boone and Bowdish.
