Ivlz'. Graham: At the request of 14r. George Brede wo will consider acceptance
of a preliminary plat to be known as Brede i s Suburban Home Addition,
being a subdivision of Tract 206, Opportunity in the -iTW4 of Section 22,
Township 25 North, Ra,nge 44, E.W.M., lying between 6th and 8th and Houk
and -V.ercler extended. Gertain changes have been recommended as NIr. State
of the platting committee will explaino Also Mr. Excell has given his
approvalv
, Mr. State; 4riginaVI4r. Brede brought the plat in, showing 40 foot streets
, againa Pdr. Brede has now complied with our rea1uirements and the plat
is corrected. He now has a.50 foot street coming i-n hereo (Showing on
plat. )_We require a minimum lot axea of 7500 feeto He ha.s exceeded that
ia the development of his plato He also fronts on Eighth Avenue and ha,s .
to ha,ve a set back here.
I4r. Nleigs s Eighth Avenue is a 40, foot street? TvIr, States Yeso However he ha,s made an additional five foot set back ag
. i£ is marked in red on this map. No buildings to be on tha,t 5 fAet set
back so in the future if it is necessary to widen the road or have a
side walk put in, the rip
,ht--of-wa,y will be available. W. rvieigst One thing about that set backe Most people keep their build---
ings back from the line but put in trees and shrubberye Then they kick
like the dickens if we want to widen the road.and they have to move their
shrubsa That means tha,t trees and shrubs are included in the set back
restricti.on, _,4_
.
BR]"IDE PPELIIIIIIARY PL_^-. - Continued
.
PvIr. Brede:. That should be 30 feet from the County I,ine instead of the
or'iginal 25 fe:et backa I think tha.t should. be incorporatedo We will
set back 30 and 35 feet, but sonle people ha,ve short lots. Then they will
be back 30 feet. But when you come your 30 feet back you will sometimes
have troub le in ge tt ing a- back ya,rd. , Nir. State: The Ordina, nce states that where the street'width is less than
100 feet, the building is set back just 50 feet. Yt really means that
this building be n'o closer than.50;feet from the center of the streeto
If it is 40 fobt stredt 2ie wi11 be 30 feet backi. If he sits back 50 feet
from, the ceri;te- of th~ gtieet it is O:xo
iji~_a 44eigs1 This is jv.dt a prel#.miriary' piat? Mr. Bxedes Yes. We have made contact with I4oddrn Electric to serve us
with watel• o We will use asbestos ma,ins 4z feet deepe-~ IvIr. NTeigs e bid you ever ti•y to thaw one out? Mr a Brecle o They tell me it is hard to thaw out o .
Mra Nleigs; x was in Kennewick when we tha,wed some out and those.asbestos
mains are ha.rd to- heat o You just can't thaw them out e . I,1ro Bredee These lots axe all platted for ranch type house.s.. We are
building permanent residences, 660 to 720 fto as a ninimum for .squa,re
foot area,- *We reserve the.right to put certain restriotions in the deed.
There will not be any temporary residences, ga,rages, barns establish.ed
on the place. NIr. Meigs: That eliminates shacksa
Tir, Bredes Yes and small houses. Mre NFeigs a Yes those small well built houses axe not shacks.
Mro Brede: St will keep out shacks and temporarys out. If you.allow
temporaxy residences in there, then y.ou are licked right from the start.
.Mrq Fosseen; Do you hope to equa,l Kingf s AdditionY .
Niro Brede: I am going to tryo I wonlt get the Boulevards, etc., but
it will be- nicee
Mr. Ra;ymond; How about this 5 foot reservation. The County will ha,ve to
buy .it backo You are going to sell these people something they will ha,ve
to sell to the County? I donft like thato "
Mr'o -Bred1eo If tha.t -is tne case we are willing to give you that 5 feet
. if-you ca.n get the people on the other side to give thdirs. I a,m just
following the suggestion of the County En.gineero
Mr. RaYmond: He did that for your convenienceo
IvZr. Brede; If there isnrt anything on that 5 feet, you will ha,ve to pay
very little for ito
Mro.RaYmond; I donit see any reason why, if jTou are going to reserve it
for tha.t purpose ma,ke it a street, then there wontt be any- more questions
askedo There will be no more "Iflsll. .
r Nir. Andersori: " I believe he is right on thato -
Njro Bredes Absolutelyo
N1ro IvIei.-vs: That doesnit affect tha,t short streeto
: T~ir. Ravmond: I live on a40 foot street and it isnft wide enaughe Here
is Eighth Avenue - 40 feeto It just isntt wide enougho
Idr, PIeigs: How much would it.hurt that project to deed- this strip to the

Nlro Brede: Yf you. make tha,t ruling on all other plats I- krould deed ito
14a,ke the.ma,n across -the street from me do it tooo I don't know why I
should be't°he guinea pigs Mxo R.easor: Suppose -tha.t they be given an easement from the Couaty?
IJiro Ra,.ymondo 'Why would they want. it if they canet use it3 Mr. Bredes 'If I dedicate it - I want to get ria of it and not be paying
4 tates on ito I could: raise a Iot 'of beans on that stripo
NIr-O Cha,ffins: The reason we ha,d asked the set back was because of the 40
