14re 'Walker; lrte w3.11 have -the, Secretary read the first order of businesso
I+Zrso Pazer: tife have s:ix preliminaxy plats today. ihe first one is
Peckenpaughla Su'bdivis.ion, which is part of Tract 93, Opportunity, lying
between Broadway and ALki on the north and south and tJniversity and Raymoricl
on the east and westa NIro Simpson is the Mngineere.
~Ir.o Sfmpsona This is a prelimina.ry plat f.or subdiv3.ding part of, Tract 93,
Opporttuiitya
Ntro Walker-: Yo.u are pr-esenting it strict_ly as a preliminary plat?
lhr, e Simpsone Yes.
Mr. I4eigs: Where 3s the source of water supply?
I4Iro 'Sim-pson-o I*t is on. University and Raymond roadso
I+~iro Meigs: What is this in this area?
Mro 'Simpsone That is yIodern tlectrico We proi)oso to o-vpen a nevJ s-treet
' wes-t from University to Raymond a,nd provide a 4--inch water ma.ina
Ivlro Ueigs': Is tha.t lino conriect.ed to the one here4 (Points to map)
Idira ;impsone 'xeso
IvIr*., Meigs: l~lr;a,t size line is thi,s?
Iiro Simpsons It is 5--3.naho
I4t• oMeigs : If you put in a 4~-inch line, you can-4 t put in any water hydxants
can you? If you put in '6"inch you .can e
jfu• - Simpson:- 'Ife, are 'just ud;.ng this elie have a connection here on a 10-- inch main; and a 5-if nch here o .
kro Mei~so 1116- t-1. far 3s that?
PRr'e 5impsone It is 600 feete W,e can get a•hydrant here on the 1Q--inche
Mr-o It4eigs: If you do that, then you can get protectiono
~
Mr e Simuson: Yes o .
I4ro ti'Ja]1cer: Do you have any quest'ions9 TvIro Chiffins?
Mi'o Cha,ffins: Mro State will make t'he commentse
IjIro Sta-t-e'o We have examined the preliminary plate and, of, cour.se,, the. owner
is platting nart of the existing tracto Broadm!ay on the north i-s 40 fee,t
wide, Uni.versit.y on the east 3.s 40 feet wide, Raymond is a secondary street
40 feet wideo It ha.s alvrays bsen our policy at the time of the filing of
the plat: to try and get. as much width on tllese streets as we pos'sibly, can.
, We are making the observation now, and also ask the quest3on, whatphysi--
cally would prevent wiclening Bro.aduray, say tezl.feet, that would be de,di--
cating ten f`eet along- Broadway .and also ten feet along UniQersity.8 tilas
' that overlooked or is there any reason why that couldntt be dedicated at
this timet "
Mi•. Si-mpson: I have the owner-s here. The way it was laid out iti!as to get
more us:e or the land, or larger lots o,
~-Iro Chaffins: The houses have to be-back 50 f.eet from the center of the
street for their front yardo
Mro Simpson': Thatts r3.ghto With the owners being- here maybe they wou:ld
have $omething to say about tha,t o Dira t ockenpaugh, mould you, like to answer
that t
Mro Peckenpaugh:, What .is the question please?
Niro Stateo tiie' were, wonderirig when dedicating 'that strip i-f u over~.ooked
not dedicating tha,t str~ip here and here., (Pointi~Zg on ma.p.:~ lfe were
. ~ .
rECI'1111!V2F1'S PIRELIijiIHARY PI:AT Coaitinued
wondering if tha-t shouldnY t be dedicated at _this ti:ne to get the norma,l
width of the street.
. , NIr o_ Peckenpaugh: .I don t t think it would be the nroper thing to widen t,hat
street between these two poir.ts. You would stfll have your 40 feet-beyond
that in eitner dir ectiono
Mro 5tate; Vte were were wondering if there ls anythirig tha.t stands in the
way to prevent, tha.t from being widened 10 feet thereo
P+Iro Peckenpaup-h: Do you mean 51 on -each side?
Mro State: No, 101 on your sidee Tha,t would be a sixty foot street"thene
Mro Peckenpaugh: That would cut into o.ur nroperty 13ne quite badly and
would malce their homes-much nearer th& gravel highwaya It could be done
but it would tear down our yards and would br.irig our homes that much near:er
the streeto •
IvIr.. VUa;ff 3ns'g I woulcl like to ma,ke. a suggesti-on. University is beco.ming
quite an i:riportant s'treet to DTorth and South pa.ssugo_a
Mr o Peckenpaugh: That i s true o
Mro Chafflns: Sullivan Road was 40 feet-o From Broac"tway to 5prague it was
necessary to widen tha.t to make it an Art:erlaY highway and University,
no doubt., will be ria.de an Arterial highway. The point is, to get all the
right--of--way we• could there -so we wou lt have buildings in our way when it
be'comes necessary to widen University, and as a result on any dedication we
have taken up the, ques"tion of whetYier we shoald rio,t dedicate tha,t width,
but it w3.11 not be used for streat purposes u.ntil the street is widened
fo~ , the full length ao we w-i,ll n.ot have any ti•aff ic hazards o
Hr-o Peckenj~a,ugh: tfell- itts prefectly feasible to allow another ten feet on
Uni4ersityj much more so, then on Aroadway.
Mr o.Chaff ins : Yes, you are right., but i t woulcl s iiaply eliminate the re-
movirig of shrubbery,.trees etc., and the property owriers could have the_ use
of it until it would' be time to widen University from 5prague to NIissiono
i.iro Peckenpaugh: Yes, I: tl-tink that could be,Urorlced out very nicely without
doing too much dam.age to aur proner tye I4r- o Chaf f ins t Ther e would no t be any damage, ac tv.al ly you would ha.ve le s s
dePth for your front lawn because you would have the sarae set back iihether
you were on a401 or 601 streeto
Ivlro Peckenpaugh: Do you have in mind widening University to .50 or 60 feet:7
Mro Ohaffinst If we put a sidewalk on 3.ty it would b.e 60 fe.et, tiahich -
eventually yo,u would want a s i dewalk on i t o
Mro Pec'.cenpaugh; tilhat is yovr opinion on t1%is, 1,1.i•o 5-inpson? Do- you think
that cou-ld be worked out all r.lg'rit?
Mro Simpsono .0h9 yes,, it' can b.e worked out all right=, but ther'e is on
Uni.versity and ;Broadway t.wo ox ttiLree -lots already sold and they have
been so'ld on -a, 401 width so you wouldnY t haue a.ny jur'isdiction' over those,
~ twoo , . .
~ Mr o Peckenpaugh : Yo 0
Iflra -State: Those owners, by s-igning the plat, of covsse, will dedicate
~ the lgnd in front of their propertya
. I~Ire Simpson; These buildings have been soldo
Mr a I~1eigs ; Any bui ldings on tho s~e lo t s,?
NIr a Simi)s.on o Yes e That is on Rr.oadway o
i'jiro tfalker: Is there any reason why these plats -canYt 'oe restricted to
the 60 foot str'eet?
rvtre Simpsono Well there is really no reasono Y-ou.'ha.ve a 401 h:ere and a
dead end right hereo Trte platted it for 5010
Mro Andersono ~T-hat is 1~~ide enough for -a dead end streete
I~,u e Simrsan; That 3:s definitely a dead end sti•eeto
