County Commissioners.

1. That the zoning map be amended to change from Agriaultural to Comtnerai.al
the lots facing Trent Avenue, between Williams and Stegner itreets, Lots
11 to 20 Inc., in Block 6 and Lots 1 to 5 Inc., and 11 to 20 inc., in
Elock 70 ell of Grandview qcres Addition. A substantiRl portion of'this
area is already used for Commeraial purposes and it is belisved to be in
tile public interest as we 11 as the interest of the property ovvners withi.n
-ti1e proposed z one change ta make the entire area a commercial $ me. There
v:as no opposition from property owners or other persons to this proposal.
2. That the E2 of Blooks 32, 170 16, and 1, in Spokane Terrace Addition be
re-zoned £ram Agrioultural to Commeroial. (The lots facing Division

purposes and it is believed to be in the publia interest as well as in the

was no opposition from property owners or interested persons to this pro-

4. ThQt Lots 26, 27, 28, 29, 30, 31, 320 33 & 34, in Block 25, Spokane Terrace
Addition (Lots on the East side of 'VYall Street abutting Wall Street) be
~ re-zoned f'rom Suburban to Commeroial. It is believed thQt these lots
should be of the same classifiaatian as the aommeraial development and
zone on the west side of Wall Street. There was no opposition from prop-
• erty owners or interested persons to the proposal.

1. Denial o: an application o£ L. C. 3truck for a special permit to operate
a rabbitry of 300 adult rabbits on Lot 2, Block 5, Caroline Addition in
the NE4 of Sea. 23-25-43, in a Suburban Zone. (Koren & Gra►nite Point
Drive.) It is recommended that this permit be denied because the appli-
cant failed to show, in accordance with provisions of Seotion 17 of the
lsdaster Zone Resolution, that the proposad use, on such a l,arge soale, was
in he.rmony with the permitted uses of a Suburban Zone and the arQa in whicr
it is pr oposea to be located. _
2. Approval of an applivation by the S_& F Constru~u.,,jn. Com,puly to operate in
an Unolassified Zone, an Asphalt Mixing Plant on Lots 114, 115, 116, 117,
1200 121 and 122 in First Addition to City Gardens in the Stt4 of Section 4,
Township 26 N., Range 43. (Approximately 40 aares north of Center Street
and west of Pittsburg Street on the s ite formerly used by the County Road
Department for e gravel pit and rock ortishing operation. ) It is beliQVed
that the permit should re granted because the opponents, which were rrany,
failed to shaw that the operation would adversely a£feat the health, safety,
inorals or general we].fare of the public as required by Paragraph 1, Seation
17 of the Master Zone Resolution in ordor that the parmit may be denied.

Bouldbr County, Colorado, Zoning Ordinance parmits kennels in the
l:gricultural zono provided the kennels aro not closor then 100 feet from
any highway nor aloser than 15 feet from any side property line.
The Plenning Commission in the past has pertr,itted dog kennels in
Agriaulture►1 zones where the density of population was greatar than in
this area and where the owner r.ad le ss land than the present appliaant.
It is believed that to requira a 1arger are!3 and distence from
oxisting dwellings would be unreasonable ond have the a£fect o£ excluding
dog kennals, veterinary alinics and the like f'rom AEriculturul zones.

would be a traffic hazard on an i:uportant interseation and that the limited
