To the Board of County Conmissioners
Spokane County Court House
SpokanQ 1, S'Jashington
Gentlemen:
At a neeting of the Spokane County Plann3ng Comraission held Thursday afternoon#
YiIay 28, 1953, the fo llowing action was taken and i s reconmended to the Board of
Caunty Commissioners:
I APPLICATIOrTS TQ MQDTFY NO?T--CONF'ORMIM USES
1. Approval of an applic$tion by Fred If. Lavell to extend an euating non-
conforming use by addin,; a 30 t by 401 dzn ing room to a c@f e and tavern
on a pert of Tract 71 Plat -#29 Hazelwood Irrigated Farms, on the south
s3de of Sutnset Bighway esst of \TOrmal Road in a,n agricu3tural zone. It
ie tho opinion af the Planning Commiasion that the proxosed addition
will have little if any effect on the character of the existing use or
the cYiaractar of the gener8l area.
2. Apgroval of an application by D. Rowe McMullin to ciaage an existing
non-conforming use, a machine manufacturiag plant to a commercial
potato peelin,; plant, located northwest of Nxnth and Brsdley, being
Lote 15, 16, 17 and 18 in Block 49 Woodlaign Park Addition, in a SuburbAn
zone. Approval ie recommended with the condition t?Zat the existing
build,,ing not be ealarged, that ao vehicles used in conneation with t2ae
husinesa ba parked on the street, that there be no atorage of any kind
outside tho building, that, waete products ~e kept indoors and disposed
of daily, tha.t the oporation be condnctPd in aacorAance with standards
eetabliahed by the County Heolth Department, ond tho pormit be subjeat
to revocation ehou7.d it bo found by the County IIealth Offieer that the
operation is having an advorse effeot on health con3itions ia the area.
Atiproval i s r eaommended on the basi s that the bui ldings ar e exi stant oa
the property, are not suitable for conversion to residential uso and
that the proposed use with the equfpruent to be installod ~-t- not constitute
a substent ial chunnge in use.
3 VIAI VEA OF FROrTT YARD AR~'.1~
pnroval of an avplication of V. G. Castle for a waiver of 51 of front
A-
yard area on Lot 21, Alock 8, Sauth Ridge Viet-I Addition to enable kr.
Castle to conetruct a bu3.lding 20 feet frorn, the front pronerty line
instead of 25 feet. It is the opinion of the Planning Commission that
the request for a varia.hce is justified because of the shape of the lot.
ApATOVa1 can be granted without violating the spirit of tha zoning
