Planning Commission Recommendation; l-~prove to Agricultural Suburban
zoninq for the followinq reasons: (The Planning Commission's staff is instructed
to advertise the balance of the Local Business zoning located west of Everqreen
Road to 1'ygricultural Suburban or Restricted Resldential for their October meetinq.)
A. Reasons:
1. The Final Plat of Sixth 14dition to Veradale Heights has been filed
with the Spokane County i-Luditor as containing lots of one hundred
(100) to one hundred seventeen (117) feet frontaqe with a lot
depth of approximately one hundred forty (140) feet. All lots are
less than 1/2 acre in size, with the averaqe size approximately
14,250 sq. ft.
2. An existing plat, Second I-.ddition to Veradale Heights, is
presently zoned Agricultural Suburban as well as the area between
Broadway and Valley Way, east of Everqreen Road. The Planninq
Commission is of the opinion that the kgricultural Suburban Zone
classification would be more appropriate for the plat, consider-
ing it is in an agrlcultural area which is being platted into resi-
dential lot s .
3. Existing land fronting on the north side of East Broadway Avenue
is developed residentially. Two residences are also located in
the Local Business Zone; one on the northeast comer and one on
the northwest corner of Evergreen and Broadway. Property to the
north of the plat is used for agricultural purposes.
4. The Planning Commission is of the opfnion that the property is
not suitable for Local Business zoning because of its location in
a developed residential area and particularly due to the unde-
veloped nature of Evergreen Road. This opinion is borne out by
the lack of bu sine s s development since 1953 and by the deci sion
of the owner of the ma j or portion of the property to plat it for
residential use.
Resolutfon No. 53-134 limits local business no closer than
140 feet north of Broadway with vehicular access only from Ever-
qreen Road. Therefore, the intent of the Resolution is to restrict

5. Additionally, the Comprehensive Plan does not indicate local
business development for the intersection of Evergreen and Broad-
way Roads, but, rather indicates residential land use for the
property under di scu s sion.
