Gentleffien: In connection with the proposed plat of Cozza Tenth
Addition, we have made an examination of the title to the
property to be included in said plat and from such exanination
f ind that the title to Parcel A as described below is vested
in C. C. Weipert and Alice 1leipert, husba,nd and wife,
presumptively as community property, free from incuubtance,
Txcept :
1. An easement for Price County Road No. 2, as
granted by Holz Fuel & Lumber Co., to 3pokane County by
instrument dated November 5, 1932, recorded in Book 454 of
Deeds, page 117, being a strip of la.nd 25 f eet wide on each
side of and parallel with the center line of said road, or so
much thereof as lies Within said 50 foot strip, over the SEI
of Section 19, the center line being described as follows:
Beginning 25 feet south of the east quarter corner of said
Section 19 and running thence west parallel with the east and
west center line of said Sectioa to point 25 feet south of
center of said Section 19.
2. Right of way for Wall Street-Nortb xoad, along the
west line of the Wi of the SEJ of Section 19, as shown on map
in the off ice of the County Tngineer.
3. An easement as granted by C. C. Weipert et ux to The
Washington Water Power Compa.ny by instrument dated March 19,
1946, recorded in Book 525 of Deeds, age 113, for an electrical
distribution line over Si of Si of SEI of 3EI with the right to
place one pole and one a.nchor at the southeasterly corner and
right to inspect said line a.nd to remove brush and trees.
4. An easement dated April 23, 1953, f iled for record
May 22, 1953, and recorded in Book 642 of Deeds, page 715, by
Jas. S. Ramage, Trustee of "Continental Coal Company", C. C.
Weipert and Alice Weipert to Salt Lake Pipe Line CaApany, a
Nevada Corporation, for a right of way for pipe line over the

W of the SE ; the NJ of the NJ of the SEI of the SSJ; and the
S of the NE of the SEI of Sec. 19, Twp. 26 N. R. 43 BWM,
being a strip of la.nd 161 feet wide, the center line of which
is described as folloas: Beginning at a point in the westerly
boundary line of 3tate Road No. 3, distant thereon southerly
150.0 feet from the northerly boundary line of the Si of the
SEJ of Sec. 19, Twp. 26 N. R. 43 TWM, thence westerly, paxallel
with and 150.0 feet southerly from, measured at right angles,
the said northerly boundary line, to a point in the westerly
boundary line of the Si of the SEI of said Sec. 19, dista.nt
thereon southerlq 150.0 feet from the northarest corner thereof ;
the boundaxq lines of the above described strip of land shall
be lengthened or shortened at their extremities to conform to
the boundary line of the lands herein with right of ingress and
egress.
Reference to the record of said easement is hereby made for
further particulars.
The title to Parcel B is vested in Gus J. Cozza, a single
man, free from incunbrance.
There are delinquent taxes on both Parcels A a.nd B.
Parcel A: The NJ of the STJ, EXCEPT the NJ of the NJ of the NEI
of the STsJ, TXCEPT the south 90 f eet , ALSO TXCEPT
that portion included within the plat of Cozza
Seventh Addition.
Parcel B. The Si of the SWI of the NEI.
Al1 in Section 19, Township 26 North, Ra,nge 43, Bast
of the Willainette Meridian, in the County of 3pokane and State of
Washington.
