and/or attached sheets as noted. Lots 5, 6, and 7 shall be broughfi to
cough grade prior to fElfng the final plat in order to determine the arriount

material that has been dumped on the site. After this work has been

and itre protectfon distrtct will certify on a copy of said plan that the
plan is in conformance with their requlrements and wf1l aciequately
satisfy thelr respective needs. The water supplfer and flre pretectton
dtstrict will also certify that appropriate contractual arrangements
have been made wtth the plat sponsor for construction of the water
system prior Lo the filing of the final p.lat and that all construction
tn connection with the water system will be completed prior to the
issuance of bullding permits or not later th3n a specifted numb-er of
days after the filing of the final plat.

Engineer in the amount as determined by the County Engineer. Thz hond
may also cover the cost of "as built" plans, engineering costs, and
placing of final center line monuments. Installation of curbs and pave-
ment will be required in the proposed subdivis ton .
10. That profiles of strEets, cross secttons, proposed grades, grading plan,
and drainage plan of the plat be submltt`d and approved by the County
Engineer and by the Planning Director before the final plat is drawn.
Prior to accc:ptance of the Improvements or release of bonds, a certfft-
cate by a registered clvil engineer or ltcensed land surveyor wi11 be
• requlred indicating that all improvements have been installed to the
lines and grades shown on the approved constnuction plans.

PVOlE: Thc Spokane County kealth District has determined that the
topography and sofls tn the plut are sultable for on-sit-e sewage
dlsposal systems on each lot. A11 organic bfo-degradable
matertal on the sourhcrn portion of the plat must bc removed
prior to filing the final plat in order for dratnfields to be work-
able.

l. Vera Water and Power District has indicated they have water
utility service to serve the proposed development on the
no rthwest corner of Eighth and Sullivan. This plat is approved
only on the basis that public water service will be provided.
2. The topography and soils in the plat are suitable for on-site
sewage disposal systems. Hotivever, since the sight.has been
used as an unofficial dump site, excessive organic biodegradable
material exists on the property. These materials must be re-
moved rather than mixing with soils areas to be used for septic
tanlc drainfields. Excessive organic material will result in
settling and improper surface drainage of drainfields.
3. Due to existing land elevations and to lot dimensions shown in
the July 1, 1975, revision, the following are required to assure
suitable space for drainfields:
a. In lots 6 and 7 a minimum 55 foot-set back from
the arc of the culdesac to the house.
b. Driveways in lots 6 and 7 placed to provide
maximum space for drainfield.
c. Restriction to maximum of 4 bedrooms on certain
lots.

I. Pre -application Procedure.
Previous fio the filing of an applfcation for conditional approval of the
Preliminary Plat, preliminary discussions must be held with the staff
of the Planning Commission. After these informal discussions regarding
the general program and objectives which shall include such items as
the type of units to be constructed, the character of the units, the
approximate overall cost of the development, the subdivider shall cause
to be prepared a Preliminary Plat. (In lieu of Item 1, the subdivider may
submit a written statement of the general purpose and intent of the pro-
posed plat dvhich shall include the above-mentioned items.)

A. A preliminazy plat shall be submitted to the office of the Planr.in3
Commission thirky (30) days pnor to the Planning Commission's
scheduled hearing.
B. Application Documents.
