Please consider this our request for an extension of time to
finalize the plat on Ponderosa 3rd Subdivision.
We have worked with the county engineers on the realignment
of Shaffer Road and have chosen to wait for completion of
construction of the new road before finalizing the plat.
Further, recent weather conditions have caused a slow up of
our progress.
At this point in time, we are working with our engineers to
complete this plat.
Based on these factors, your consideration for granting the
requested extension will be appreciated.

3rd, The reason for the preliminary plat, is the fact that
we have been working closely with Spokane County and the
Road committee, in moving and relocating Shaffer Road, The
new road divides Ponderosa 3rd subdivision. We felt it was
important first to get the road laid out and then proceed wfth
the platting. At this time, the road is 40% complete.

property owners in the area less comfortable and would depreciate the
value of their property.
B. The traffic this development would generate on the access roads in the
area would increase the already hazardous conditions on these roads.
C. Septic tanks in the area present a possible health hazard. Flooding of
the basements on the proposed site would also propose a health hezard.
There have been many failures in the adjoining Ponderosa area, resulting
in effluent surfacing and flowing on top of the ground.
We therefore request that the Planning Commission reject this plat.

Realty, Ince, it was brought to my attention that utility
easements have not been established on the preliminary pla-t for
Ponderosa 3rd Addition located in the SEk of the NEµ of

We would like a 6' easement established on the back side of
all twenty lots in the addition to be used for overhead electrie
