A. CONDITIONS:
1. That the plafi be designed as indicated on the prelfminary plat of record
and/or attached sheets as noted. Lot 1, Slock 1, and Lot 1, Block 3,
are recommended for Two-Family Residential (R-2) zoning. Their frontage
size on Bolivar should be increased slightly.
2. That a statement be placeci tn the dedication to the effect that no more

The water supplier (pur:Jeyar) will also ccrtify prior to the filing of fihe
final plat on a copy of saicl wa=ec pl.an that appropriate contractual
arrangemznts have been made wltn the plat sponsor for construction of
the water system , in acccrdance with the approved plan, and En accor-
dance with a time schedule. The tlme schedule will provTde, in any case,
for completion of the water system and inspection by the appropriate
health authorities prtor to applicatton for building permfts wlthin the plat.
The contractual arranqements will include a provlston holding Spokane
County and the water suppller (purveyor) harmless from claims by any lot
purchaser refused a building pemtt due to the failure of the plat sponsor
to sattsfactorily complete the approved water system.
The plat cledlcation will contain a statement to the effect that the public
water system as approved by County and State Health authorities and the
local fire dlstrict and water supplier (purveyor) will be Installed within
this plat, and the subdivider wtll provide for tndividual se'rvice to each
lot prior to sale of each lat.
NOTE: The Spokane County Health Distrlct has determined that the
soil and terrain characterlstics are suitable to provfde a wark-
able individual sewage disposal system site on each lot.
8. That a cErtificate of title be furnlshcad the P-lanning Commissfon prlor to
the filing of the final plat.
9. That the prellminary plat be qiven conditional approval to November 1, 19:
10. That streets be improved to standards established by Spokane County or
a bond to cover the cost of such imArovcmenis be furnished the County
Engtneer in the amount as deteraiinec; the County Englneer. The bond
may also cover the cost of "as built" p*:.•iG, engineering costs, and
placfng of ffnal center line monumac:ts.
11. That profiles of streets, cross sections, proposed grades, and drainage
plan of tha plat be submittQd and approved by the County Engineer and

tance of the improvements or release of bonds, a certificate by a regis-
tered civil enginEer or licensed land surveyor will be required indtcating

I have just reviewed the proposed KHIRXOX Lehi Plat
which is coming up for review this morning.
Being the major property holder on the west side of the
proposed Plat I question the value of the indicated 25' strip
being left on the Northwest corner of said proposed Plat.
To me it appears it will become a no-mans land with no one
even the county taking the responsibility of maintenance. We
o'ver the years have had nothing but problems with trespassers
and have just recently been able to fence the property to
prevent these intrusions.
Although the strip is designed for a possible future ,
street, acloser examination will reveal that an extension of
it to Evergreen Road would cut through a barn and dwelling.
I therefore recommend that it be deleted f rom the pro-
