Two utility easement strips will be required on the final
plat of Sherwood Forest Addition, located in Section 20, T 25N,
Range 44 E.W.M. One on the N.P.L. of Lot 20, Block 1 and the
other on the N.P.L. of Lot 3, Block 3. These will be used for
a 12" water line. No other easements will be required. Existing
road right of ways will be used for gas, water and electric

Based on the concerne expressed at the Board of County Cammisaioner's Appeal Nearfng on
March 25, 1976, reiative to coneideration of the proposed plat approval, and in addition
to the recommended conditions of approval, as contained in the Planning Gommission's min-
utes of February 13, 1976, the following additional conditions are recommended for your
consideration:
1. NEW PLAT ROAD6
AlI roads within the plat be constructed, curbed and paved by the developer. (This
condition was proposed by and agreed to by the developer.)
2. DISHMAN -MICA ROAD
Developer to improve the additional twenty (20) foot right of way strip along the
Dishmaa-Mica Road. Improvementa to include clearing and-grwbbift-of the area needed
for future road widening.purposes. County would construct the widened Dishsaan-Mica
Road as proposed in the Six Year Construction Program. (As testified at the Hearing by
both the County Engineer and the coasulting Traffic Engineer, [he videning of Diahman-
Mica Road to four lanee would substaatiallq eliminate both the reported and anticipated
problem at 8th Avenue.)

The improvement of 8th Avqnug-throu h__the proposed plat to Woodruff Road. Improve-
menta to iaclude curbia the grading,, drainage contIgL andLPavfng of the resaaining
strip to the edge of the existieg pavement. (Thie would provide a free-right turn
lane for traffic entering the plat fram Sth Avenue and would elimiaate any conflict
with plat traffic entering the pLat and existiag 8th Avenue traffic.) Thia improve-
ment abould be coordinated with the County's widening project on Dishman-Mica and the
improvement of the Dishman-Mica Road - 8th Avenue interaection.

Improvemeat of Woodruff Road by the developer from 8th Avenue to 16th Avenue. Improve-
