~SUBJECT: PRppOSED PRELIMINARY PLAT - W IAMS WILLIAMS ADDITION (PE 992-76)
1. See our memo to you concerning subject dated January 12, 1976.
2. Further investigation pertinent to lot lines and sewage disposal system
drainfields for the two existing duplexes reveals the following.
a. This plat was originally intended (at least through April 1972) to be ~
sewered, Plans called for a trunk line extending north-south 5 feet
east of the center-1 i ne of Vercler Street. The trunk 1 ine drai ned i nto
septic tanks and drainfields located on the south side of Alki Street.
b. Both duplexes are connected by building sewers extending into Yercler
Street and connected to a common trunk extending southward as planned.
Our records indicate cast iron pipe was used for parts of the system
located under road-ways. They further indicate that one of the septic
tanks may be located partially within Alki Street or almost precisely
on the south edge of the right of way.
c. So long as structures are not built in addition to the duplexes and
driveways shown on the plat map dated January 13, 1976, a septic
tank and drainfield could be located on each lot to serve its respective
duplex.
3. Recommendation:
a. For purposes of defining necessary easements, the sponsor should
accurately locate the building sewers and sewer lines in Alki Street
and the septic tank nearest Alki Street. (It is not necessary to
locate the drainfields.)
b. Place a recorded easement in the files preserving the sewerage right
of way in the public streets and on the parcel south of Alki Street
containing the septic tanks and drainfields. The easements should
' expi re whenever they are no 1 onger requi red to serve the properti es
on which the duplexes are located.
