Add new rafters, 2"x 8", to the roof area above the bedroom where the fire started. All framing members that show more than 1/8" of char need to be replaced. 2. The north wall end truss needs to be re -framed to provide proper bearing under this truss. 3. Replace all roof sheeting and floor sheeting damaged by the fire. Any of the sheeting that shows signs of water damage needs to be replaced. 4. The soffit and fascia on the west side of the roof have pulled away from the rafters. If the rafters are damaged at this point, they will need to be replaced. Please call for an inspection of this area when this material has been removed. 5. Replace all damaged metal roofing and properly vent the attic area at one square foot of vent for every 300 square feet of floor area with high and low vents. 6. Insulate attic to R-38 minimum. 7. Re -insulate all exposed wall cavities. 8. Both bedrooms on the main floor level will require the installation of proper egress windows, due to these windows being broken. 9. Wired in smoke detectors will be required in each bedroom and on each level of the house. 10. Construct a proper firewall to separate the garage from the residence. 5/8" drywall is required on the common wall between the house and the garage and the ceiling of the garage. If the 5/8" drywall is extended to the under side of the roof sheeting, the ceiling drywall could be omitted. The door between the house and the garage must be one hour rated or a solid core with self-closing hinges. 11. Replace any damaged heating ductwork and internally clean remaining ducts. 12. All plumbing pipe must be air or water tested for leaks before being placed back into service, Please call of this inspection before any insulation or drywall is hung. The building permit for the reconstruction of this fire -damaged residence will be based on the total contract price of the remodel.
