MANSON, DIRECTOR Laws and regulations in our society are, at times, difficult to understand and fully comprehend. This is true of zoning ordinances, which are laws intended to protect and govern the many different uses of land in Spokane County. It is my responsibility, as the Code Coordinator, when the situation arises, to help resolve conflicts involving the Spokane County Zoning Ordinance. This office has received reports regarding commercial auto repair and painting on your property, located at E. 17412 Coach Drive Spokane County, parcel number 19552-0909. This property is zoned Residential Mobile Home. A recent visual inspection by our field inspector indicated, we believe, that these reports are accurate. Several vehicles have been observed in various stages of repair. Section 4.05A.040 and 4.05.100 of the Spokane County Zoning Ordinance prohibits commercial activity within the Residential Mobile Home Zone. Further, storage of inoperable vehicles under the titled ownership of the occupany shall be in conformance with Section 4.17.170 which requires that storage of inoperable vehicles or parts thereof shall be in accordance with the following provisions: 1. No "Junk or Parts Vehicles" may be stored within the front, flanking street, or side yard setback area; and 2. All "Junk or Parts Vehicles" must be completely sight - screened year-round, from a non -elevated view, by a fence, hedge, shrubs or (maintained landscaped berm) (natural landscaped berm). It is the intent of this letter to advise you of an apparent zoning violation and to request compliance within a suitable time frame. Accordingly, we are of the opinion that since you have now been informed of the requirements of the Spokane County Zoning Ordinance, a period of 10 days, beginning with the date of this letter, should be sufficient time in which to bring your property into compliance by ceasing the repairing of vehicles and removing from your property those vehicles not under your ownership, and any personal vehicles being stored which are inoperable shall be stored in compliance with the above criteria. If the above mentioned time frame is insufficient, please contact this office within 7 days in order that an equitable time frame might be established in which y our property will be brought into compliance with the ordinance requirements.
